I'm going to go look at a 16thC cottage on Monday. It looks as if it's been with the same family for a while. Any ideas on what I need to be aware of. I've never bought on my own before and I'm a bit nervous. The cottage is in a terrace and has an EPC of G

Apparently there is no parking but you can rent a space nearby. It's got electric heaters.
Roof is a good point. Don't know about if it's listed

Seems to have been on market for 2 years. I would be asking have any offers been made / surveys done. I would want to check its not overpriced or unmortgageable. If you search on home.co.uk you can find a price history for it. With old properties would expect some work needs doing and allow budget for that.

Please please please if you do like it get a FULL AND COMPREHENSIVE BUILDING SURVEY. So many people don't spend the £600 and then end up with a massive money pit.

I meant the full survey not a homebuyers one, I only mention it as many people get a basic one and it's not very useful for historic age buildings. Do you know if it's listed at all or in a conservation area as that should be taken into account too, we had to walk away from a beautiful 1680's cottage on Portland due to is Grade 2 listing as it put so much more on he cost of the work ☹️

If it's on a busy street and it's not listed consider the cost of adding the really good noise reducing windows....we live on a busy road and it's helped loads

On a positive note it's a beautiful property and will make a fabulous home,

It doesn't appear to be listed. The windows is one of the things I'd want to do to improve its epc. It looks properly homely which is why I wanted to look at it. I'm not sure about the road either I'm kind of in new territory I don't think I've ever been in that area of Swindon before

I've seen the house, it was beautiful but needed rewriting, central heating installed and hot water sorted just to start x

It looks like it has upvc windows which spoil the character so i dont know if new windows would make much difference to the epc - dont buy an old house if you want energy efficiency! I would budget to put in central heating and find out when it was ladt treated for woodworm - treatments usually last 20 years and its easier to do this on an empty house before you move in.

On the floorplans it looks as if it has bay windows but cant see any on street view?
