Frustrated

My house has only been on the market for a couple of weeks and only had 5 viewings so far. I'm frustrated because all the feedback has been the same-house too small so would need an extension and the garden isn't big enough. The garden IS big enough as you could extend to the side (could go either side as garden on all four sides of house) which is only used for bin storage and a shed. People seem deluded about what they can get for their money in such a desirable area!!

Any advice other than it's early days and just to wait it out? Just fed up that it's the same feedback over and over!!

I’m thinking two things (as 5 viewings in two weeks is reasonable going):

  • the photos/estate agent description are making the house seem bigger than it is, so people are disappointed when they actually see it in real life;
  • it is overpriced relative to the amount of space on offer and the area. How much are similar properties near you?

Do you have floor plans on the details? The agent can say that the house can be extended if that’s a possibility but you have to price according to sq ft. Have you compared sizes of other houses and asking prices? You cannot make the garden bigger but you can make it like a garden room so it makes the living area feel bigger.

People tend to stay in these type of houses a long time it seems in my area. Most that come up for sale do sell very quickly and some have gone over asking price. Main difference is that those similar size/location houses haven't been decorated since 1970 so need a full refurb/tiny kitchen knocked through etc. And are therefore a bit cheaper than my house. However, the difference isn't that much and the cost of refurbing one like that would be more expensive than just buying my house so don't think that's putting people off....

The garden may not be massive but it is mowed and tidy. We're not gardeners so haven't got the world's nicest garden. Would getting a gardener in to do some work help iyo?
