Aga as central heating- fixture or fitting??

Hi all. We’ve just in the process of going through the fixtures and fittings list on the house we’re buying. Part of its period charm are the Aga and the woodburners - I did some research once offer was accepted and from that figured it would be unlikely to included as a “fixture” and therefore we may need to negotiate on their price seperately as a “fitting”.

However, on the FandF list they’ve not mentioned them at all! They have specifically included a ramshackle shed and some filling cabinets, so I’m a bit Hmm that they didn’t reference the aga and burners even if as excluded.

However, the aga is not just for cooking but forms the part of the central heating for the house, as do the woodburners (obviously). Does this make a difference in whether they’re viewed as fixtures or fittings?

Ask your solicitor to query it with the sellers' solicitor. If it's being used to heat the place as well as for cooking it would be very odd of them to take it with them.

It would be very, very unusual for anyone to take an Aga with them. We bought a cottage which had an oil burning Aga, the vendors tried to negotiate the sale of the Aga separately. We told them we were not interested and they were welcome to take it with them.

They left it and we discovered from neighbours that the estimates they got to have it moved were significantly more than the cost of a new one including installation.

We were delighted, it makes great toast...

When we bought our house we enquired about the removal of the Aga (in case we didnt get on with it). Our cheapest quote was almost 4K Shock. Thankfully we soon fell in love with it.

I would say it is definitely left. The previous owners left their 1930s stove with the burnt out fire box when we moved in and I will leave my nice shiny aga when we move.

Don't just keep fingers crossed though - your solicitor needs to press them to be specific and if they are taking it the contract needs to specify that it will be professionally uninstalled as if an unqualified removals person rips it out you could be left dealing with a gas leak. You don't want to find out on moving-in-day whether or not you need to spend an extra £2000.

Thanks *lmchlibob*that’s a good point. I suppose there may be maintenance/service records etc as well too which we’d want to see/get copies of.

If the removal of an aga costs that much exLtEveDallas (wow) then I very much suspect they wouldn’t want to take it with them as they’re downsizing. But best to be crystal clear.

My parents moved an Aga with them, but that was about 35 years ago!

Our house has an Aga, nothing was said anywhere in any documents. Despite my parents having moved theirs, it never occurred to me that our vendors would. They didn't. To me they are fixtures and remain unless you are a weirdo like my parents
