Negotiations on a new build?

We’ve just viewed a lovely new build (something I didn’t think I would ever say, as not a fan of new builds usually). Small development of only 6 townhouses, fabulous location and high quality finish. 1 has sold (they’ve moved in) and 2 others are reserved. Will be ready in 28 days.

The developer is a high-end firm that usually does small developments (mostly individual houses).

Any advice if it is possible to negotiate price on new builds? Or is it fixed price in most cases? We’re chain free, so could buy quickly. Thanks

Definitely negotiate - if you don't ask you don't get! As well as money off you can ask for carpets, curtains, appliances, patios and turf etc anything you like really - just depends on the builder what they will give you. If they're only 28 days off being finished with only a couple reserved they'll be keen to get them sold imo. Good luck!

We bought one and they wouldn’t shift in price but we did get our stamp duty paid, top quality carpets on stairs, landings and bedrooms and amitco through down stairs and in all the bathrooms. Stamp duty was just shy of 30k and the extras totalled nearly £10k so we got an excellent deal even though we had to pay asking.

New builds are like new cars, they'll throw in all sorts of extras to keep you on the purchase. They're less keen to drop the headline price but definitely negotiable, it's not take it or leave it like buying a tin of beans
