Leaving rental property early

We signed a 2 year lease on our current property at a rent of £895 per month.

We checked at the time and the agents said we could leave early subject to paying a £285 fee and re-letting and they said we'd be liable to rent until they replaced us.

They've relisted today, only at a much higher rent of £1000 PCM.

I wonder where this leaves us? I'm not sure it will go quickly at that rent and I thought we had to replace tenants on the same terms.

Wondering if anyone had been in a similar situation.

Is there a break clause in your tenancy agreement?

if no break clause then I'm afraid no leg to stand on.

No, sadly not. It does have some wording that we can find a new tenant subject to the landlords approval but it seems harsh that they are putting the rent up when it would be easier to rent at the same we are paying.

I'd assumed we needed to find a new tenant on the same terms as us but maybe not.

Hmm it sounds as though the agents will agree to you leaving the tenancy early but with terms. This would be classed as a mutual surrender.
Unfortunately you have a hard choice. Either accept the terms or be stuck in the fixed term. (sorry)
However it may be worth contacting the LL directly as it is ultimately the LL's decision as that is who your contract is with-unless the agency have already asked the LL and these are the LL's terms.
