Hi,

We are trying to sell our house and have dropped the price (in line with others dropping) for a quick sale and to stay the most competitive house on the estate which is a nice estate with good rail links to London and great schools

The house is done up very well. We have had 5 viewings in 6 weeks and everyone loved it with no negative feedback but no offers.

Any suggestions on what we can do to make it more desirable (other than dropping the price further).

Is this a long or short time on the market for the average house seller?

Hi thank you. I guess it would be hard but I know it's nowt to do with pictures. They are very good (and I'm picky). Also not keen on a linking - sorry 😐

However I guess I'd prefer to know time scales from on market to an offer average and whether 5 views in 6 weeks is good, bad average etc. And any experiences that may help a sale.

You need better feedback from the viewings youve had so far - why has nobody wanted a second viewing?

we sold a few years ago so it may have changed since but I downloaded property bee as an add on and it allowed me to see all changes made to listings on Rightmove - price changes, information changes, length online, when it changed to sstc (when it repeatedly changed)

I then went through every listing of similar property within a mile radius (was a town area so a fair few) and listed initial asking price, price at time of sale, length of time to sell and agent.

After that, I was able to establish how long each agent took to sell properties like mine and whether they were over estimating prices and needing to drop regularly.

Chose an agent and price based on this and priced realistically, sold within a fortnight.

Also worth asking some to evaluate your listing - pictures might be good but might not be showcasing the important things for a buyer...or might be showing things which raise alarm bells. Listing could be missing useful information that you have forgotten about. Floor plan is a must for me.

Doesn't need to be people on a forum, and Inwouldnt ask an agent for their thoughts. But worth asking some friends for a critical evaluation.

Also, there used to be a long running thread on money saving expert in buy/sell houses which flagged up shocking listings "have a look at this" I think it's called. It really opened my eyes for bad and good listings and I honestly rarely see a good listing anymore thanks to that thread as I analyse them all🤔)

As for second viewings etc.......

Everyone seems to love it. However the people coming in are still either selling themselves or didn't read the description/floor plan and ask where an en suite is when there clearly isn't one. 😡

I’m searching for a house at the moment (I’m in Australia though), and I viewed a place yesterday and I had a few thoughts that you’re free to ignore. It looked shabby and therefore a slight letdown compared to the photos. Their furniture was way way too big for the house and made the house feel small even though I’m sure it isn’t. I wish they’d retouched some of the paintwork, my eye was drawn to every scrape and mark on the walls and made me think they hadn’t maintained the place at all.
