I have been recommended a financial advisor but feel a bit clueless and I don't want to look silly Blush

I have saved up £12k. I earn 30k a year. I have been playing with online calculators and I think I would be able to get a mortgage of around 100-110k. This would be as much as I could comfortably afford. This means my budget is 110-120.

Does that sound right/ sensible?

I have a car on PCP which is £150 a month, 1 dependent. No childcare fees (hallelujah!).

Sounds about right. I have 2 dependants and childcare costs, larger deposit, similar salary and took 106k

Depends on your outgoings but a number of friends have been offered up to 4.5 times their salary recently.

Sounds plausible.

I had a 12k deposit, bought a 117k property with 2 dependents, salary of 24k, 5% interest 35 years.

I've been keeping an eye on local flats and they seem to be advertised at offers over 115, with home reports suggesting 125.

This is hands-down the most stressful thing I've ever done. I'll be grey by the end of it.

The financial advisor will be happy to explain everything to you - lots of people dont understand mortgages so dont worry and good luck.
