What is everyone paying? Have you negotiated?
I am trying to haggle down from 1.5 + vat
Aibu?

Lots of online agents with fixed fee: purple bricks, ewe move etc. Have a look at those.

Purple bricks are out the window for me. You have to appoint professionals to do the ground work. They do NADA

I've had a range.

1.15% plus vat for sole agency
Joint agency 1.5% plus vat and 2% plus vat

Been offered 1% plus vat for sole agency but went with another for various reasons.

In London though and I think the higher prices mean they're willing to accept a lower percentage. And yes always haggle!!

Thanks ilove. Yes they dropped from 1.5 t 1.4!! I am not convinced. I liked them though. I was prepared to accept for 5 minutes until friends told me to hold fire.

@Monty27 me too (SW20). Defo haggle hard if they're insisting on 1.5% plus vat for sole agency.

Dexters suggested 2.5% plus vat when we spoke to them. Lost all credibility with us....trust flew out of the window, especially when subsequent conversations showed they were willing to accept 1.5% on a joint agency basis!!!! Jokers.

Sole or joint agency wasn't even mentioned in the convo. Also they tried to say how easy it would be if I bought through them as well.

Not in london, but in SE. Had 3 agencies selling our house. 1st wanted 1.5% +vat but negotiated to fixed fee which in the end has worked out to be 1% of sale price +vat.
Added in another agent after 4 months, they wanted higher fixed fee as multi agency, 1st agent kept theirs the same.
A 3rd agent wanted 1% +vat as multi agency.
1-1.5% +vat seems standard here.

Previous house we sold in another area (with significantly lower house prices) wanted 3% +vat!

I got 0.75% + VAT a year ago in Essex and my friend in Cambridge got the same two months ago.

Fixed fee of £4000+VAT, sale price around 425 so about 0.9%. Down from 1.5%, managed this due to another agent offering me 0.75% no VAT but they overpriced the house and their communication was not great

I'm sure everyone will shoot me down, but Purplebricks have been amazing for me. Local agent, knows the market so priced the house right, calls me almost every day to update on viewings and offers (three weeks in now). So much better than the local agent I used last time who I had hardly any communication with.

£199 Doorsteps. Mine sold the day it went on the market and my partner's sold in 7 days. They don't charge commission. HTH

1.25% plus VAT negotiated from 1.5% and we accepted an offer before it officially went on the market for very close to asking price so I feel it's been worth it!

NE - when I sold 18 months ago there was a flat fee of £1950 plus VAT. Well respected / known local Estate Agent.

We also had a fantastic experience with Purple Bricks, and their local agent was great! We’ve had two terrible experiences with our “local” high street agents recently.

PB did MUCH more for us than our useless local high street EA when we sold last year, who we were on the market with for 6 months and wanted to charge us 1% of our sale price (around £2k).

We sold with PB after a month, and only paid £900. We would definitely recommend them!

We're paying 1% + vat with a large agency and they've been amazing. All the agents that quoted asked for the same fee. We're in Oxfordshire.

North Hampshire - local agents are around 0.5%, one is offering prices comparable to online. We went for the £899 upfront payment, plus £340 for them to do the viewings. If we weren't sure about selling, or don't have the money upfront, they also offer £295 upfront with further £1200 on completion. (and also pay extra for them to do viewings)

0.05% +vat in quite fancy town in midlands.

0.75% + VAT if we did our own viewings (which we did) or 1% + VAT if the agent did them. Can’t recommend them enough. House sold in less than a week for just over what they valued it at (and £5k below asking price) and they worked hard between offer and exchange too.
