Moving a year after buying.

Has anyone done this?

We viewed our house twice and literally had no doubts at all.

Here nearly a year and feel so hemmed in by the small garden and proximity to others.

i like the house, it needs a couple of things doing but its great, its the plot that has become the stress inducer.

i want out! i dont think we'll get what we paid for as the market has dipped here but we think we might be able to borrow more to cover a move but we'll have lost 14k of stamp duty and property hasnt gone up in value.

worse thing is, a property we missed out on 5 years ago has now come up for sale - both dh and i want it badly but arent sure we can out ourselves through the hell of selling and borrowing more.

has anyone else hated their home? What did you do?

we are calling our lender tomorrow to see if a mortgage port is viable but still feel a bit mad even considering this.

We hate our home. Like you we're hemmed in on all sides and the roads are like a car park. To top it off our neighbours are the most inconsiderate noisy twats and I'm sick of them (currently listening to them bang and crash and slam doors and possibly drilling - can't quite place the noise). We've only been here 2 and a half years and have spent a fortune doing the house up to a livable standard. We want out. We are looking at moving area so we can get a detached house and not have to put up with any more neighbours.

I'd say move. Life's too short for stress and misery.

Agree with PP. Life’s too short. As long as the move won’t put you in serious financial difficulty, go for it.

I imagine lots of people make expensive mistakes when buying houses. We certainly did! We wanted to move out of our old house after a year but just couldn’t afford to. We finally got out last November, after 3 years! I wish we’d been able to do it sooner.

You need to try for the house yiu avd your DH love, otherwise you’ll always wonder “what if.....”. Good luck.

If this was only ever a stepping stone I would rejig your plan of say moving in 5 years and move now. It isn’t a waste of money if you were going to move anyway.

Waste of life to live somewhere you don’t enjoy. Go for it.

this move was supposed to be a 15 year home, until kids at uni. stamp duty was actually 17k according to dh today. house we want has 17k of stamp duty too, so £34,000 of stamp duty in one year!

we can port our mortgage according to lender as we dont need to borrow anymore but will have to go through a full affordability test which will go on credit file.

I have. Life's too short why stay in case people disapprove or whatever. It's your like not theirs

I moved house after a year to one I much preferred and not overlooked and less claustrophobic. It felt right and the other one didn't feel right.

It's your life and you need to do what makes you happy. Just make sure you would definitely be happier in the other house - you never know what the checks may find and the grass isn't always greener.

Is there any chance you can take a deposit out of equity in your current house to buy a new and get a buy to let mortgage on the old and rent it?

We couldn’t do this but I know a number of people who did manage it and it has paid off for them.

Alternatively could you let it and rent elsewhere? I’m guessing this would leave you more out of pocket each month though.

Do it.

We put a property back on the market 13 months after buying it. We realised it was a mistake the morning after we moved in (psycho noisy neighbour, amongst other things). We stuck it out for those 13 months (which were mostly miserable), did a bit of refurbishment and sold it for 10% more than we bought it for (although this was back in 2011). Best decision we ever made.

Well one set of stamp duty is gone anyway - so can’t claim that as a waste. The next lump £17 - is really only an extra £80/month (£1k a year) over the next 17 years you were planning to stick it out ...... no doubt you would use that cash going out / trying to make the place better etc anyway to compensate for the misery of living there.
