Selling new build house

My house has been on the market since January with no sale. A few viewings, on average one per month. It's a new build and we've only been in a year before separating so I need to sell. The problem is there are lots of other brand new new builds nearby. It's on for 475k which is also the price we paid for it. Its not had a lot done to it. It has a big plot but the garden is just turfed. I'm concerned that it's so dull no one is interested although the estate agents say this is goo ld because its a blank canvas. I really want to get it sold. I would be happy to spend a bit of money to get it sold but dnt know if making it more like a show home would help and I don't want to waste money. I'm really stuck. Any help gratefully appreciated.

If I was buying a new build I wouldn't choose one that had been lived in for a year at the same price.

I think you need to drop the price to make it stand out from all the other new builds.

There are a lot of new builds near us and many that are a couple of years old are for sale, but they are not selling. The demand for houses at about £325,000 ish seems good, but the surveyor warned us off the new builds for not being a good long term investment. South east.

In my area, nobody wants to mow a 70ft lawn. Ours is 25 and that's pushing it. I would advise dropping the price as others have said.

Even if your new build is built well, new build houses have such a bad reputation for poor build quality, shoehorning in tiny bedrooms, small plots etc etc that the demand for them tends to be low. The market is falling. If you need a quick sale, I’d drop the price before you’re caught out. I’m sorry about your relationship Flowers

I agree, a lot of people who want new builds are moving to a new build because they are low maintenance and do t want a 70 foot garden.

We just sold our house and there was an identical one a few doors down for sale too but their garden is three times the size of ours and a couple of viewers mentioned our small garden as a positive.
