Had my offer accepted and today they've accepted a higher one SO ANGRY what should I do

So I found the flat of my dreams and made a good offer over the asking price which was accepted and have it all in writing!
Have started my mortgage application for the property and just had a call from the agent to say the vendor has today accepted a higher offer and can I match it!!!
I am so angry! I made the best offer I could over the asking price to secure it and I am buying it alone after a divorce so it means a lot to me, it's my me start!
I could try and get the extra few thousand from family or somewhere ( I can borrow anymore)! But I am really pissed off with them to be honest
.... Part of me feels like telling them to get lost

I've called back and told them to sell on.
It's humiliating having to call nationwide after only just setting up the mortgage on it. To tell them I've just lost it this morning 😂
I am really gutted though, just had a little cry

Sorry you are so upset. It's a horrible situation to be in.

It will be interesting to see whether the sale goes through or whether the vendor is back to you, cap in hand, if the deal falls through...........

It's possible that they're trying it on - I swear this once happened to me.

Even if they're not, don't forget that a lot of so called sales do fall through, sometimes sooner rather than later. If you walk away, they may come running back to you. If not, as a pp said, there will always be another.

Personally I think it's really dirty dealing to do this - once an offer's been accepted that should be it. If the want to hold out for more, they should say so.

Might not be totally lost, we got out bid on a property ( although they hadn’t accepted our offer both offers made the same day) got into a bit of a bidding war and walked away... 9 months later we have been in that property for the last 6 months...

Don’t feel humiliated at all, banks will get calls like that all the time.

We were out bid multiple times after having an offer accepted. Learned the hard way and did as pp said, stipulated a load of conditions with the offer and ended up getting a house (I feel like it was more situation than anything else) but it will happen, if just wasn’t meant to be!

wow, have to say I'm really surprised that with the current situation on the market, someone got an offer over asking price and then another offer that's even higher. Who knows, maybe they are bluffing. It is possible that they will call you again next week that the mysterious buyer pulled out. I wouldn't offer more anyway. They did it once, they will do it again.

OP, i was in similar situation earlier this week. We decided to leave it. No point getting into bidding war in this market. There will be something better for you out there.

Wouldn't be surprised if they call you back tomorrow and say they've decided to stick with your offer. In which case is tell them I've dropped my offer by 5k.

This may not be the last you hear of this.

The failure rate for sales between acceptance and people actually moving in is around 1 in 3. She may well be back.

Don't be sad - you will find something else. As you are in a good position with nothing to sell, how about having a look at auction lots? Often much cheaper, and when it's sold, its sold!

Ugh how horrible for you. Not quite the same, but I fell in love with a house and offered the asking price on the day as a FTB. It turned out that another FTB had also offered the asking price a few hours before, so in all fairness the vendor went with them because they got there first.

I had a little cry too and I do sometimes remember that house, but we did find another - it was bigger, better and cheaper with a better garden. Grin

Dry your eyes, it means there's something out there which is better for you. Don't worry about Nationwide, they'll hold your application while you find another property, it's really common.

have you actually got nothing to sell ? Maybe the other people offering more are cash buyers with nothing to sell and no mortgage to arrange. Most people have this happen to them at some point in the house buying process even up to the point of exchange when money has been spent.
If the property was listed at a low asking price - there would be a lot of 'over the asking price' interest being sparked.
Good luck - you will find the right property eventually.

And if they do, lower your offer from the original and make it conditional on withdrawal from the market.

Withdrawing from the market means nothing because all people who have viewed prior to this can still put in offers. You can’t stop people who have already viewed putting an offer in at any point of the process

OP - have you actually got nothing to sell (you say you are sold but has that sale gone through?) - as that will put you in a very strong position either with this property or any other.

Something similar happened to us, years ago, except we were told on the morning that we were due to exchange! It happened to be my birthday, a significant one, and even now, the loss of our first house is my abiding memory of that day. However, it turned out to be for the best. We quickly found another house, in a better situation and one we could move straight into without any work other than changing decor to our taste. We had several very happy years in that house, made good friends with our neighbours - a friendship that has lasted almost 40 years and has seen us go from two newly married couples, to parents and now grandparents.
I know how you feel at the loss of the house. But I also know that something better awaits around the corner. Flowers

Where I live, if an offer is accepted then the property is off the market. Vast majority have Sold sign put up immediately and the few who don't is generally because they have had buyers let them down on the run up to exchange previously. I think that it is basic professionalism on the part of the agents and shows consideration to both parties.

If it is a repossession, then the rule is that it is open to any further offers on the run up to exchange. One agent locally even advertises the percentage of fall through sales - just because they have a good track record naturally.

This sounds unusual in the current market op. I strongly suspect you will hear back but do think twice.

Well done OP. It must be so tough but they would just go on being painful. The same thing happened to us except it was 10K and the property was supposed to be off the market but the estate agent took a mate if a mate round and didn’t tell us. I was 6 months pregnant and it was a week before exchange so we just had to suck it up. Then they deferred moving day because they were in holiday, although they said they’d moved all their furniture out, so we asked to have the place deep cleaned. 10pm the night before the clean they emailed the agent to say it was no longer convenient as they were in the house. With all their furniture. And still were mid afternoon on moving day. The walls were full of lumpy pollyfila, network cables hanging out of the ceiling and skirting in every room, the shed was full of crap (old paint tins etc that are really annoying to get rid of) and the carpet under the furniture was entirely eaten by moths. It’s taken 2 years to get to anything approaching normal. You’re well rid OP, honestly.

The market is not crap everywhere. Houses are attracting offers way over the asking price here, in around a week.

You're right PrimalLass. I looked at the street my first house was on on Rightmove a couple of days ago. The asking price of the better houses is now 25% more than I sold for 5 years ago and a whopping 70% higher than I originally paid. These are 2 up 2 town terraces with back yards and on street parking in an area I wouldn't say is sought after! Prior to the last crash, some houses were starting to creep over £100k in terms of value. Then that figure was the ceiling for quite a while.

OP, I had this happen to me many years ago. What is so gutting is that you see a place you like and mentally you move in, position your furniture and generally live the dream, only to have your happy bubble just burst over your head. Don't worry about the bank and mortgage thing, to them it is just business, they don't attach the emotion to it that you do.
I think that things that are meant to be, happen. This was just not meant to be. You will find somewhere better. Hold your head high and move on. And, oh yes, it's a totally shit thing to do to you.
