Purchaser driving me nuts!

Every week a different set of questions or demands. I will be telling the agent to put the property back on the market if this carries on, it's stressing me out. I can't list all the queries I'm getting because it would be to outing, but some are ridiculous: Where can I plant this that and the other, are you going to decorate when you take out the built in cupboards (we're not taking them out, they're built in). Can you measure this for me, can you measure that. Do all the loos flush if they're all being used at the same time. Have you got keys for the window locks.
Some are more odd than this. The house is really quite decent, was marketed at a fair price and I sold for a 6% drop. Basically they want us to pay for all the work they want to do to the place and the answer is bugger off!
If they ask to measure for curtains and the like now, am I allowed to say No? They've already been more than once and spend an hour here each time.

Problem is the market's quite slow atm, depending on where in the country you are, obviously. You could wait a long time for another purchaser, and they might be every bit as irritating as this one!

Is the seller contacting you directly? If yes, instruct your solicitor to tell their solicitor it’s just not done, what they’re doing and they’re going to lose the sale if they carry on. And that you will only reply via your solicitors. So in essence, every time they have a question, their solicitor will charge them for asking it.

If through your agent, tell your agent not to pass on these emails to you as you will not be responding. Agree to a viewing where they can do all the measuring themselves (while you are out). All other questions go via solicitor / surveyor.

Sorry buyer

Have a bit of free legal advice.
Rely upon the property information form
Rely upon your searches
Rely upon your survey
Please refer any non legal enquiries to the estate agent.
Use as appropriate

I’m currently going through this.

I was asked to explain the increase in value today since the property was purchased 6 years ago. I explained a full refurbishment, extension and general house prices increasing were the reason and was asked to elaborate .. all of this was explained at the first and second viewing, do they want it written in blood?

Wow, didn't expect replies at this time of night, thank you!
I sold in less than three weeks, so not too concerned about putting it back on the market.
The queries are coming via the agent, not the purchaser, but yes, I think I will start tell the agent to tell them to go through the solicitor. It really is too much.

Start to tell the agent...
Apologies!

They sound terribly nitpicky and, in places, downright thick, though keys for window locks is a pretty genuine concern. We've spent £££ getting window locks replaced, as well as the locks to the bloody patio doors that we weren't given a key for. Also had to fit a lick to the garage door before it could be used.

Right, have been to the agent who agrees that some of the questions/demands are ridiculous. They will be having firm words, directing things through the solicitors and have agreed that should it continue the house can go back on the market. Enough now!
