New build - vote for/against garage please!

Hi
I’ve already posted about potential dilemmas involved in designing the ‘perfect’ new build.

I am undecided about having a garage .. originally yes, then no and now - just don’t know!!
I am meeting my architect again on Thursday and want to firm up my ideas... thoughts please (I’m probably on the yes side this morning!).

I think this depends on what price range you are building at. I haven’t seen your other threads, so apologise if that has been detailed elsewhere.
My brother builds one off individual houses, and I have worked in house sales. I would suggest that you will limit any future sale by not having a garage. In fact my brother would say you need a double side by side garage (not tandem).

Why would you not have a garage? Is it a space issue and if so what would you be losing to make space for a garage?

Should have also said, where are you going to put all those essentials such as, bikes, mowers, DIY/gardening stuff, wellies, ladders, car cleaning, pressure washer, etc. I only ask, as I don’t have a garage (Victorian house) and we are looking to move, partly because we can’t cope without somewhere to store all of those things!

If you're considering a garage just make sure if you're going to put a car in it, it's comfortably wide enough to open the car doors!! I had to pull some interesting shapes getting in & out of my last garage 😂

Not having a garage is the major compromise of our new home, but we still bought it. We have a car port instead. Have you considered that or a cart lodge?

Depends on your plot size, location and price range.

Most people would prefer a garage, but not if that compromises your build in other ways.

I live on a (boring) new build development and the set of houses I live on is almost the last to have garages, due to the parking pressure long drives were built with the new half. The ones with garages sell for more money. Though the garages probably are too small for anything larger than a Fiesta.

So, hubby thinks a big outside shed/store would be just as useful... I think I’d rather stick with a garage. He means a proper structure made with brick and roofed. Why not just have a garage??

i don't know anyone who can park in their garage. Usually it is filled with useless shit and they are always too small for modern cars. I would not bother. I have never owned a house with a garage. We had one when I was a kid and it was used by the car, but it was a proper size, not the matchboxes that are built nowadays. (I am clearly older than I think)

Where I live, everyone expects a garage and they definitely add value to houses. So I guess it depends on your area.

Might as well be a garage as a big outside store. Then future owners have the choice.
Make it big enough for a decent-sized car! I hate this attitude of never using the garage for the car - it contributes hugely to clogged-up streets and parking issues. Silly small garages are partly to blame for that.

Garage only if it's actually got a chance of fitting a modern car in it and you actually being able to get out of the bugger once parked! Otherwise, like many around here, it's just a garden shed with ideas above its station.

If you have enough money, I would go for a garage. If the budget is tight, some storage shed and parking space in front of the house would do. But I would never rely on off-street parking.

If you are building from scratch and have enough space you must have a garage. It must be large enough for the size of the house. You were talking about 3/4 beds. So a decent double garage. Around me (in the countryside) lots of people have open bays for the cars and a secure garden store attached to that. Not having anything makes it seem odd and devalues it. What decent house does not have a garage? I bet you can’t think of one. Many larger houses have garaging for 3 cars plus garden machinery. We do.

If money was no object we would have an oversized double garage. The one we have now is a 1.5 width garage which is big enough to fit my Kuga, my bike, tumble dryer, power washer, 2 lawn mowers and all the other garden stuff that we use.

I wouldn't buy a house without a garage.

I live in an architect designed new build. Wouldn’t have bought it unless it had a double garage. We get 2 cars in, garden crap, bikes, workbench etc. Why would you not have one?

Car crime is increasing in our area right now. All the more reason to have a garage IMO, plus it reduces your car insurance premiums if you keep it in the garage when not in use.
