Looking to buy a House up North of London Grateful for Location Advice

A hearty hello to you all. :)

I’m an FTB and am looking to buy a house this year. I have managed to save up a deposit of 150k. The maximum budget I can afford is 300k. I’m looking to purchase in an area north of London where I can commute (preferably no more than 1 hour’s commute by car and public transport) into London (Ilford). I’m Asian and single and therefore would like to live somewhere that is multicultural and is friendly and has access to local amenities. I have a dog so I would prefer live somewhere where there’s natural greenery as opposed to living in a concrete jungle. I would be very grateful for any advice on which areas to consider. Thanking you all most kindly for any location advice you can afford me.

Ilford is a good idea. Try to buy as close as possible to Ilford station as Crossrail will be there soon. I am not sure you will be able to afford a house in Ilford for £300k though.

If you're working in Ilford, it would make sense to consider locations east of London rather than north, on a rail line into Essex (anything in and out of Liverpool Street via Stratford). Do you have a particular reason for wanting to go north?

You might just about get a house in Bishop's Stortford for that sort of money - say, a two-bed terrace. There's a lot of green space in Stortford and it's quite multicultural in some ways as it's close to Stansted Airport so lots of airport workers here. It is quite white, though.

You could drive via the M11 or train via Stratford or Liverpool Street.

Hello there. I forgot to mention that I have a parent that lives up in Leicester and other family in Essex (Ilford). I wanted somewhere where I could easily commute to and fro from both places - roughly a 1 hour commute by car each way would be ideal. I myself work in London. I really don't want a flat, so am looking for a 2 bed house. I've looked at the places near Ilford - I really can't afford the steep prices and some of the places are awful! Having lived in and area which is near enough all bricks and mortar, I wanted to live in a place where there is greenery.

I will consider Bishop's Stortford - thank you for this. Are there any other areas that I cod consider? I apologise if I come across as naive, but I'm new to all this.

Oh, ok, that makes more sense. We did a lot of research into this a few years ago before our move - we eventually decided to head north of London to be near family. We were looking for a different type of property to you so I'm not so sure about budgets but in your position, I would concentrate on where has good rail connections into London plus easy access to the M1 or rail links to Leicester. Prioritise the journey you're likely to make most frequently Grin.

We found there was a tipping point where house prices went down but the commute cost/time increased quite a lot. What you're looking for is that sweet spot where all three are acceptable to you Grin.

I would look at places like Leighton Buzzard, which is quite near the M1, train into Euston, Milton Keynes nearby for amenities. You would probably get more house for your money in Bedford or Northamptonshire, but we liked Leighton Buzzard - it's pretty and quite green, with a nice feel to it.

The north/west side of Hertfordshire might also be an option - Hitchin is lovely, as is St Albans, but I suspect both will be out of your budget. We found Tring and Berkhamsted too pricey for us. Hemel Hempstead might be an option (or surroundings, eg Apsley). I have heard bad things about Luton but have to say, I don't know it personally.

For what you're looking for, I would probably stick to Hertfordshire, the west side of Essex near the M11, Bedfordshire and maybe Northamptonshire.
