How would you time this offer?

We are first time buyers with a mortgage agreed in principle. After various viewings, a colleague told me about a house that had just gone to market on his road, we were interested and booked a viewing for the open day next Sat (12th).

My colleague mentioned this to the vendor, who then invited us to have a look around that night (this was on Thursday). We absolutely loved the house, and assumed he was keen to sell quickly given his keenness for us to look around.

Then, right at the end of the viewing, I asked him whether he'd like us to proceeed directly with him or through the estate agent if we decided to take things further. He said to go through the estate agent, and that he wouldn't be accepting any offers until after the open day, as he was unsure of how much it would go for, as another house on that street had gone for a good price that week, despite being in worse condition.

He is asking for offers over £240k. Our comfortable max is £245k. My question is, should we offer £245k now and risk him using it to ask for higher offers, or wait until the open day, where we are likely to be outbid?

We are not hopeful that we'll be the highest bidders, but want to give it a shot in the most stategic way!

Context: based on what we've seen so far in the area (8 viewings) we feel the house is undervalued.

Well there's more to moving than money
Why is he moving?
Is he wanting a quick sale
Would he prefer chain free

What else is on the the market

I would wait till after the open day - go for another look

Then see what you can gleem from the estate agents - there may be no other interest

He is moving to move in with his partner and also has no chain. We get the feeling he'd be happy to hang on for a better price, but you never know!

Also being first time buyers carries a lot of weight- you are chain free and can proceed quickly.

I would go back for a second viewing on the open day, stress the value of you being chain free to the vendor and the estate agent and then offer £242,500. Then you have a teeny bit of wiggle room.

I wouldn’t bid yet. If there is a bid on the table even before the open day, other interested parties would most likely get into a bidding frenzy straight away and it could possibly be out of your budget afterwards.

I think you need to accept that you are unlikely to be successful. Wait until after the weekend and make a bid making your position clear and see what happens. Wait until at least lunchtime on Tuesday.

Yeah, agree: bid after you've seen it again on the open day. I'd start with asking price.

Definitely look round again on the Open Day and offer with everyone else. You will seem really keen.

We have an Open Day in our house on that day too. I would value your enthusiasm and that you are first time buyers over a couple of thousand in the offer. Stress how long you've been looking for.

I wouldn't want someone who offers and then pulls out.

If the owners are around when you view again be thrilled by the house and don't say anything negative, even if you intend to re do everything!

I've been in this position with buying and I've also been in this position with selling.

The estate agents can't tell other viewers how much any of you have bid so if you were to bid now they couldn't say how much just whether it is higher or lower.

I 8 people come to my open house. 3 didn't offer, 2 offered ridiculously low (so low my agent didn't even tell me how much she just rejected it) and the others bid and competed with each other it was sold.

It's tough but you have to start somewhere. Go back and view it and look more practically at it without rose tinted glasses. Also, try and view it at a different time of day than you did before.

Ask questions.
Neighbours, parking, schools, what's behind the house, how long has he been there? Things like this.
