Morning!

Bank holiday inspired thinking about renovations here. I have two question s about permitted development that I can't see a clear answer to on Google (am thinking about a single storey extension across width of detached house, but if possible going out 6m under neighbour consultation scheme)

  1. our house is on a bit of a hill so would look to level floor of extension online with that of house. I see that there are height restrictions for an extension but based on height from natural ground level. How does this work with a hill 🤔

  2. we have an old side extension. Would a single extension be permitted across the width of house (including old extension) or just original house width?

It's measured from the highest natural ground level.

If the extensions are touching then the whole "new" structure needs to be PD, I.e everything that's not original. It sounds like you're doing a wrap around which wouldn't be considered PD, as it would be considered a side extension and the rear element would be over half the width of the original dwelling house.

So best to apply for full on planning I guess?

Would it be possible to have any extension that had floor height raised to that of house under PD? (Difference in height maybe 1m)

Without knowing all the details of your house it's impossible to say! Your best bet is to employ someone who knows what they're doing. Or reading this thing of beauty and having a crack yourself:

Under planning you'll likely be refused if the new extension touches the old side extension as it will likely be wider than half the width of the original house. It's a bonkers rule tbh.

We were able to join up to an existing garage (on the side) using permitted development then converted usage of the garage under planning permission cm thereby creating an open plan living/dining space.
