Can someone else pay my rent?

I claim full benefits due to being a single mother. Just me and ds at home.

I want to move to another property.

I will have DF as a guarantor but already know the landlord won't accept people who claim HB. Could my DF also pay my rent and I pay it back to him??

I only got the place I'm in because I was on MAT leave at the time and only had a top up.

so the plan is the landlord is told he has one tenant, but actually thats a front for someone else?

if so that invalidates all the landlords insurances. dont expect more than six months before the sec 21 if so.

Il be on the tenancy, just me but my dad will be guarantor but also offer to pay the rent each month so the landlord will be sure to get it.

I will then pay my dad his money every month.

It's just because most landlords don't accept HB.

I've got two private landlord references who can vouch that I've always paid them 2 months in advance.

The only reason I left the last place is because the LL needed it back for family and am wanting to leave this one because I now want a house.

I paid £1000 for deposit and £1400 upfront for rent so I'd always be 2 months in advance.

I'd do exactly the same for the new place. I'm also looking to go back to work, so would eventually pay the rent out of my wages.

Ds was on the tenancy for his student let, but I paid the landlord direct, so that he knew the rent would be paid on time/early.

I think you can pay HB to a relative but the relative has to be the landlord and a proper tenancy agreement has to be in place and market rent charged. So OP's suggested solution won't work as DF is not the official landlord.

One thing I have seen suggested is for the guarantor to pay 6 months deposit so landlord has the income for initial rental period. But landlord's insurance may state no HB tenants

You do know that you don't need to tell landlord you're on hb...? We used to have ours paid directly to us from council, there was nothing on my form to declare it, so I didn't. Hb won't say any either. Good luck, renting on hb is tough!

You may not tell them but when they do an affordability assesssment it will be obvious, surely? We're lucky our landlord was fine with it, I'm dreading if we have to move. My sister was homeless for months trying to get a rental to take her with HB.

I was thinking my only option was to tell them my DF financially supports me (he earns more than enough to prove this) get into the property & claim benefits. They wouldn't ever know would they??

It's probably not that the LL won’t accept HB, but that they can’t. It’s usually in the ts and cs of their BTL mortgage or LL insurance.

yep, fun as it is for corbyn and his silly pals to scream, those are the facts. no government can take that in.

given that anyone can lose a job and stop paying, benefits claimants are not necessarily higher risk.

you will have to lie to the landlord which invalidates insurance. that might just affect you. a better approach is to contact the landlord and explain how the finances will work. if you have run a home before, dont smoke and have no pets that also helps.
