Conveyancing Law - How much approx and does anyone want the job?

Just been quoted £858 + VAT plus various sundry items to do the conveyancing on selling my flat.

Can anyone advise on if this is particularly high or is this normal?

Additionally, any MN-ers out there who want the job?

What % is this of the asking price? If it's less than or about 0.5% it's probably fair enough.

Do you get an actual person doing the work you can ring up and hassle or is it a conveyancing factory? I'd expect a person at that price.

Flats are pigs to sell, all that service charge information to get out of managing agents who can't be bothered. I do commercial work now but can recommend someone (not a mum!) near Victoria in London if you want a sanity check on the price.

I think that we paid about £650 a couple of years ago for the conveyance on our house so it doesn't sound completely unreasonable and there is more work in a flat...

roughly i'd say it's about 1% of the sale price.

it's a legal firm not far from where i live. the sale is a bit complicated as it's housing association so i guess that might push the fees up a bit.

sanity check would be great if you wouldn't mind sharing the details. d'you CAT?

Seems a lot - we were quoted about £650+vat for our 4 bed house recently, less than 0.5 % , although iirc when we sold a flat many years ago it was proportionately higher.

we recently paid loads less than that, i think £250 for the sale and less for the purchase (or maybe the other way round), there are quite alot of fixed price conveyancers in our area though, this one was 2 mins drive away and i went in to see them so really convenient too

I recently did my own conveyance. we were selling, i wouldnt attempt a purchase. saved a fortune. I got a doing your own conveyance book from amazon - easy. i must add that this was a very straightforward sale and that i am not phased by legal language etc. cost about £30 in total.

thanks, it just arrived.

i rang round some other local guys this morning and was quoted £595+vat by a firm who've done HA and dealt with my HA too so have plumped for them, for now!

will keep your recommendation details tho just in case.
