'Shell' loft conversion

So, roof on our 1930's semi despereatly needs replacing and we had an idea that while we were doing that (and in the interest of adding value,) we may as well pay for a loft conversion. Issue is we don't really have a great deal of spare cash and whilst the loft conversion will be nice - it is not desperately needed...The end result we want is bedroom and ensuite - we need to do hip to gable ext, and will do a small dorma - but nothing massive - has anyone done a bare bones conversion and added too later?

just wondering how much we might save, and what we can feasibly leave out to be easily put in later when cash flow is better.

Where abouts are you in the country as I know London prices (which is where I live) will probably be a bit more. I've completed lots of loft conversions on my houses and they tend to be between 30-50, 30k more for the shell of the loft without bathrooms, balconies, etc . etc

The main problem is finding a builder who wants to do it. The known bigger companies will quote fairly high even for the shell as they won't be desperate for a lower priced job when there are bigger jobs available. Plus you'll be lower priority below jobs running in parallel that are spending more. You'll need to find a good reliable smaller company who wants the work and can give you a fair quote.

You can save a lot doing it your way but you need to know what you're doing.
