Couldn't think of a better title I'm afraid.

We have 2 people selling both their properties to buy our house. Whoever sells first can then proceed but one has been on the market since last October with literally 3 viewings and the other house has only just gone on the market.

So we are going to put ours on the market as we are sick of waiting now, it's close family friends paying our asking price, hence why we waited so long in the first place but now with a change of schools happening in September we need to get a wiggle on (we're moving a 2hr drive away so commuting to new school isn't possible although we do have a back up plan if we haven't sold in time luckily)

Anyway does anyone know how the estate agents will deal with this? Will they ask a higher commission on a sale they might get or will they demand a fee from our private buyers if they can proceed?

Tell the EA you already have two parties interested but neither is proceedable. They will need to pull their fingers out to secure you a sale. Why would they change their fee structure? Make it clear the non-proceedable buyers are known to you and should they come good the EA won't get a fee. Give the EAs their names on that basis.
