Dream house went on Right move on Friday. Had a little look (drive by) over the weekend. Perfect location, potential etc

Rang agent this morning - already had viewings and proceedable buyers have already put offer in over asking. He’s getting back to me about us viewing later this week but isn’t sure if the owners are going to ‘let it run’ a bit longer.

Our position: valuationand photos done but not on market. We were theoretically gonna offer just under asking..(because it’s a smidge over our budget although obv don’t know what we’d sell our current house for)

Not sure why I’m posting, please tell me to move on and forget this dream! Guess I’m just disappointed and need to write this down somewhere!

Wow, I didn't think houses were selling that quickly anymore.

Easier said than done but I think it's more sensible to not view anything until you're in a proceedable position.

I know. It’s a bargain and in great location but needs modernisation so lots of potential.
I’m so inexperienced, do ppl just get an offer and then start looking?!
We have three kids under 3 and the thought of needing to move into rented if we sell our house scares me.. what do ppl do?!

You know you’re going to have to move on from this one, ut see it as confirmation that you’re ready to be moving, amd get your house on the market!
I’m in Scotland so a different buying and selling system, when we last moved house, we looked at a couple, to get ac feel for what we wanted -we had no intention of offering before we had sold our house, and while there was one we fell a bit in love with, we knew the time wasn’t right. Once we sold our house, we looked seriously and really did find the dream house-totally different from the others we’d looked at, amd we’re still here over 17 years later

You say offers are coming in over the asking price yet you can only offer just under.I'm sorry to say unless you can find some extra cash the seller's won't go with your offer. I know that's bubble busting and not what you want to hear but maybe it is as it's what you need. Are their any other houses it that area but maybe need more work so it can become your dream home because you made it so ?

I’m asking a stupid question which I already know the bloody answer to. I can only live in hope that it remains on the market and the initial offers drop away!
I don’t get why someone would offer above asking knowing they’re the first ppl to view a property and therefore likely to be first ppl putting an offer on the table.. they must REALLY want it I guess...

With houses needing a bit of work, some estate agents put the house on at a low price to encourage a bidding war. One in our road went on at £350k, and actually went for almost £400k. Perhaps the reason it seems like your dream house is because, in reality, the house was always above your budget. Sad

We were in a similar position with a house and it was a bargain.

As QuiteUnfit says it's probably attracted a bidding war. The one we saw sold at 40 k over asking to a cash buyer. We had our viewing cancelled as the estate agent said the vendor decided she wasn't going to get a better offer.

It sucks but there's no point dwelling on it

If a serious buyer has put an offer in over the asking price which you can't beat then you're going to have to let it go :(
However, you could always view and register your interest. Then if the other buyer pulls out, something disastrous shows up on the survey or anything else goes wrong then you would be in line for a chance. But I wouldn't get my hopes up.
I'm a big believer in what's meant to be will be with houses. If it's meant for you it will happen, if not something better will come along.

I would go and look at it. Some of those buyers might not be able to proceed or get a high enough mortgage when they try.

At the worst you will learn something and know what you want when you see something else. It's a bit like dating!
