We've just had an offer accepted on a house that's currently occupied by hoarders, dirty hoarders, with animals that have shit all over the house.

--We got a good price!

Anyway, what happens if they don't removed all of their faeces and tat when they leave? A man in a pub or a woman at work said they legally have to remove all of their belongings from the property. Is this true?

Oh yes its has reminded me. Three utterly rank household waste bins and two garden waste bins filled with shite, the local authority took all bar one household waste bin that I had professionally cleaned. And the compost bin (please check it if you have one left) was filled with household rubbish, fecking full of shite. And the water butt leaked when the tap was moved. I will NEVER be that naive about people again (my move before this one saw marmalade and other food stuffs all over the kitchen cupboards). I've realised that some people are just grim.

We've just sold our beautiful family home for a total project. Very good price and SO lucky to get it where it is. We had every survey gong, plus more, yet we're still finding stuff (wet/dry rot, new water main needed, collapsed drains, new roof etc, new plastering needed, ceilings, floors, rewire, replumb...) and the garden will cost ££££s to clear.

We ABSOLUTELY love it. No regrets! This too will pass. It is frustrating, I want to make a home and I can't yet, but we love the bones of it!

It really is a bargain despite the bodily fluids!

We rented our house out to an absolute troll. There's a long story attached but at the end of an eviction battle we were left with a shit filled house. So we're not unused to shovelling excrement out of properties Grin

That house had used dog nappies everywhere, fag butts all over the bedrooms, piss all up the walls, clothes embedded into the garden... the postman stopped delivering post not the reason she didn't get the eviction orders the council sent environment health round. I absolutely do not understand how some people live.

What sort of bargain are you talking? I'm just being nosy as to what discount is considered enough for buying something like you describe

It's in an area where a 3 bedroom cottage/terrace goes for £250,000. This was on for £200,000. They dropped it a few times. We originally offered a price depending on surveyor reports and they've just accepted a reduced offer. £163,000.

Ooo, the shed is nice and solid!

Give it a scrub, paint it a nice pastel colour, hang some bunting and you have a cool, outdoor lounge!

I almost had a shed once.

We've been thinking about this property for a while and keeping an eye on it.

We've been here a year and are sick of renting etc. We were talking about moving back overseas. Then one night we decided we'd put a silly offer on this house and if it was accepted we'd stay and if not we'd go.

The rest is history!!

Talk to your solicitor, I think there are things that they can do legally. You can ask the estate agent to make an appointment to go round to check that the house is sufficiently clean to complete on (I think you may be able to do a simultaneous exchange and completion).
If all else fails you can sue them for costs and time to put right.
Someone I know purchased a house that had been rented by druggies. She had to shovel human shit up off of the floor. She made a lot of money when she sold it fully restored. She bloody deserved it, every penny! She never went without a meal or a cup of tea as the neighbours were so pleased to see the other lot leave that they took her under their wings and looked after her for the six months it took to make the house habitable.
It sounds like you have got a good idea how dreadful it’s going to be. I’m not sure the vendors will know how much time they will have to to allow though. I have had to clear a house like that. It took me best part of a year, working every weekend. The first thing I had to do was pack 168 sacks of total rubbish (food wrappings etc) and take to the tip. It didn’t make a dent! 😷🤪 good luck!

The pictures don't do it justice. There's cat poo everywhere. And the smell... oh the smell!!

There's also a wall of teddy bears that neither we nor the surveyor have photographed. I feel a bit scared to.. like they'd come and haunt me for mocking them!

I would be afraid that the sale will fall through when they find themselves unable to cope with the packing and actually leaving. If they're hoarders they may not be able to abandon anything.

Be prepared for 90% of the house contents to be left behind.
If they can't keep the place crap free for their own comfort, they're unlikely to do it for you.
Budget for getting professional "decrappers" in and get a retention on purchase price held by solicitors

There are specialist companies who will do a deep clean for these kind of situations - you are saving so much money on the purchase price, I'd be seriously tempted to throw money at the problem...

May well cost a couple of grand - but factor that into you budget

They may well accept a retainers and no doubt they can't see how much they actually have.

I think for such a bargain you may be able to negotiate a retainer or even half way

You know that if they’ve let it get into that state there’s no way they’re going to be capable of clearing/cleaning it to your satisfaction when they leave.
I would personally make it as easy as possible for them to move, just on the basis that they clearly aren’t coping and if you put undue pressure on them they might decide that moving out is too stressful & they’ll stay put.
Just see the bigger picture - you’ve got a bargain & can spend some of the money you’ve saved in getting the house exactly how you want it.

There are loads.
