I'm trying to figure out how much it would cost to create a parking area in front of the house I'm buying - solicitor has found that the ramshackle garage is built over the site boundary onto common land, so will have to be taken down and the correct boundary reinstated, which doesn't leave enough room to park at the side of the house. The road in front of the house is single track, so can't be parked on. There's a dropped kerb in front of the garage, but the land it allows access to doesn't actually belong to the house, so I need to drop a few metres further along to give access to a bit of land that does.
I've looked on the council website (Highlands) and rung them this morning and it appears I'm going to need (a) planning permission and (b) something called a road opening permit, but they weren't sure whether the council did the work of dropping the kerb or whether I got someone to do it.
Has anyone done this and if so, what was the rough cost of dropping the kerb and creating a 2-car parking area from a grassed area?
