Kemp Town Brighton?

Hi all, posted this in Brighton local but no joy - just wanted to ask if anyone knows Brighton what their thoughts are on the Kemp Town area for family living. Dd will be going to Brighton College come September and we are planning to relocate from London. We love Hove but it seems a bit of a schlep and Kemp town seems lovely but not sure how it is for families. Any thoughts very welcome!

I used to live in Brighton and the only area I would avoid is Whitehawk. Everywhere else was considered fine although this is going back a while!

Kemp town is a nice area but as it is mostly flats / terraces it’s perhaps not the most traditionally family friendly... although we are in a flat in Brighton as are many other families and it’s fine! Have you looked just a tiny bit further north, the area around Queens Park is lovely, probably a more family area and would still be walking distance to Brighton College? Hove is lovely too. Really anywhere around the big parks is a good bet.

Thanks both! Yes I was wondering about Queen's Park, there doesn't seem to be much housing stock in that area at the moment but had heard it was nice, will definitely look into it.

Kemp Town is lovely, you will occasionally get a house coming up but as others said mainly flats. For Brighton College Queens Park is great- some nice victorian houses about. BC also run mini buses around local towns and the local bus service is very good (although expensive) so don't be put off by the distance many BC students live in Hove.

Thanks Brittany - had a look at Queens Park and the houses on the market seem quite small - we're looking at a max budget of 800-850 but keen to get a good amount of living space, not necessarily loads of bedrooms but in terms of square footage. Are the bigger houses in Queens Park just not on the market right now or are they mainly smaller houses? Hove seems to have bigger houses but just a bit out of budget and I'd rather be closer to Brighton College! Thanks again for the advice!

Hanover, which is next to Queens Park has lots of tiny houses so they may be showing up. The larger queens park vict houses only make up a few roads so there arent many unfortuneately.
I am looking at detached properties max 800 and there is a real lack of them on the brighton and hove market atm. Never seen the market so slow!
You could try to the East. Roedean, Ovingdean?

It's a bit further out but there are some lovely roads around Fiveways, and a very family oriented area.

Kemp Town is a good area, shops cafes etc, very close to the college, sea etc. Parking is a major problem as very near to the Hospital.

Queens Park and Hanover used to be popular with families, I agree housing stock is limited, mainly due to most of the properties now being HMO due to high student numbers renting out rooms etc. Parking also an issue.

Roedean, Ovingdean, Saltdean, Telscombe, May suit you better, on bus routes, but outside the city centre, so usually have drives, garages and easy parking etc.

Just had a look on RM, you’re right there is nothing on the larger side for sale atm. Its dire!

Thanks all - really helpful! Not too sure about Saltdean/Ovingdean/Rottingdean etc, seem a bit too far out for us although some gorgeous houses in our price range in the first two (Rottingdean seems a bit more pricey!). We are quite in the middle of things at the moment and a bit spoilt in terms of shops/coffee shops etc on our doorstep. I work from home too so hoping for a community feel and coffee shops I can regularly inhabit as office space! George - re Fiveways - I went to Sussex University many, many years ago (god I'm old!) and that's where we used to live - is it still as studenty? I've seen a lot of people mention it as a good area for families but keep remembering all the noisy students on our street! One other question - can anyone say where Whitehawk begins - the houses seem a lot cheaper up Wilson Avenue and near East Brighton Park - and I saw this house www.rightmove.co.uk/property-for-sale/property-64896181.html on Bristol Gate but not sure what the area is like. Any thoughts would be brilliant, thanks all!

Wilsons Ave is Whitehawk strictly speaking, but its not part of the estate which people would avoid. I doubt you would get any "trouble" there.
That house in Bristol gate is just up from the entrance to A&E.

As for student areas, they tend to be concentrated around Lewes Road and Hanover areas now, Fiveways is families.

Would also have a look at areas around Dyke Road and Preston Park. Those areas tend to have larger housing stock as they are a bit further out.

No idea about the market now but kemp town is lovely, as is the Queen's Park area.
Rottingdean is a bit...village-y. Some people like that sort of thing (and I have lots of family and friends who live there and love it) but might be a bit of a shock coming from London! Everyone knows everyone and they are all really into "the village". I'd say saltdean etc are too far out unless you really need masses of space, but with your budget you should be able to get somewhere with decent space more central. £800 would probably get you huge house (with sea views) in saltdean, but IMO it's not a great area - not much going on other than takeaway shops and the beach obviously.

Re Wilson's Ave - it's not whitehawk per se but it's not really it's own area either. When I was growing up I had friends who lived there and they used to get burgled A LOT. I'm guessing this was because they are nice big houses that back on to a big council estate. Ive no idea if this is still the case but might be worth checking stats? I understand whitehawk is a lot less rough now than it was 20-30 years ago so might not be a problem now.
