Asbestos in ceilings - what to do?!

We have just moved to an 1980s build house. It will be our home for a long time but maybe not forever (think at least 20 years).
We have just found out we have asbestos in [probably] every ceiling. Whilst I know it's stable when undisturbed, we had actually already started to reboard and skim the ceilings to hide the textured artex. (We've done this to a few rooms prior to finding out about the asbestos).

To get the asbestos properly removed will blow our budget and mean all our other planned work will now have to wait for at least a year (decorating etc).

My feeling is that now we know, we need to sort it out properly. Mainly because even though the risk is very low to health (we've had expert guidance on this), I'd prefer to be super safe (we have small children). Plus when we do come to sell (which may be in a very long time) I think it'll reassure whoever buys it. However my DH thinks it's all an overreaction and we should continue with the final two ceilings we were planning to do. (There are more ceilings but these weren't going to be done for years).

WWYD?

Have you had it tested to check which type of asbestos it is?

BigBoxLittleBox · 14/04/2018 15:34

Yes - it's Chrysotile.

I would just leave the ceilings as they are tbh!

I just need to say this.....there is NO risk from asbestos that is properly encapsulated within artex, never mind another layer of plaster. Young children or old people make no difference as there is NO risk. The only time it becomes an issue is when it’s is friable (dusty, flaky, loose in the air) Most people would not want to keep it by preference but if you can’t afford to get rid now, don’t do it now but just remember it’s there. To be honest, pretty much every building built before 2000 will have some in it; you’re just better informed than most.

I used to work for a company who specifically dealt with asbestos.

Like a previous poster said....it's absolutely fine as long as undisturbed. There is 0 risk.

I've been to properties where pretty much the whole place was lined with it. It was absolutely fine unless they wanted to start tearing walls or ceilings down.

So does that mean we can continue with our reboarding and plastering (as the ceilings aren't being disturbed)?

As a potential buyer (thinking far into the future) would it put you off if you found out that there was asbestos but nothing was done about it (other than to encapsulate it)?

Yep, no issues at all.

By doing so you ensure the asbestos doesn't get disturbed in anyway in future. It also gives you a piece of mind.

BigBoxLittleBox · 14/04/2018 16:33

Great. Does this need to be done by a specialist or just a normal plasterer (like we've been using)?

When you board aren't you drilling into the ceiling which will disturb the asbestos?
