Herne Hill - looking for family home to rent

My wife and I are expecting our first baby in August. We currently live in a 2 bed flat in Clapham and want to move to a larger 4/5 bed house in Herne Hill. There seems to be very little available on RightMove/etc and so we're looking for alternative ways to find a suitable property!

Does anyone have any insider tips on how we can find such a home via alternative methods? Or if anyone is currently looking to rent a property in Herne Hill then please let me know!

Min size: 2500 square feet.
Must have downstairs utility room and downstairs loo.
Monthly rent up to £4500
Looking to stay 2+ years
Must be baby friendly and in quiet, with a garden (ideally off street parking too)
Semi detached ideally, but terrace also considered.

Have you tried asking on the east dulwich forum? Or MN local for the area?

Also, suggest actually registering with agents rather than just checking rightmove, some properties will go before they ever hit the web.

Also your list of must haves needs trimming. Most London houses don't have utility rooms or off street parking (even the larger houses). Certainly the chances of both are pretty slim.

Seconding the recommendation for the East Dulwich Forum. Make friends with the local estate agents, too. The sales market has slowed significantly and they may have sales clients who would be willing to let their properties to the right tenants.

But - are you familiar with the housing stock in Herne Hill? Off-street parking is rare and the bigger properties tend to be Victorian or Edwardian, which often means no downstairs loo or utility room. If you possibly can, consider extending your search area to include east Dulwich, Camberwell, and maybe Peckham and Brixton.
