Help please with bedroom sizes

We're in the process of buying a new build with a small local builder and we get to decide the sizes of the upstairs rooms. Builder has laid it out as per the plans but shown us where we can make changes to suit. We need to agree this by next week.

Suggested room sizes are (these are approx as not yet plastered etc):

Bed 1 (in addition has small en-suite that can't be altered) - 14ft 6 x 12ft 4
Bed 2 - 13ft 6 x 14ft
Bed 3 - 10ft 8 x 9ft 6

We will use Bed 1 and Bed 2 all of the time when we don't have guests as DH and I sleep separately most of the time (due to working hours/sleep disorders), one will have a Superking bed and the other a King and will need to have wardrobes etc.

Bed 3 will have a desk and some filing storage plus at least a double bed but will be used for guests when needed (mainly Xmas etc). If we were blessed with a DC at any point then it would be their room (but as I'm now past 40 the odds are limited so we are designing it as an adult only space).

I think I am ok with Bed 1 size, but thinking about making Bed 2 slightly smaller to make Bed 3 a foot or so bigger (this would make the longest wall longer as can't change the shorter side). Thoughts? I am having trouble imagining it tbh.

Don't want to regret the rooms we end up with as will be costly to change.

It would help if you can post a floor plan. In general though I’d choose a large master then 2 equal sized rooms.

OP wants two masters though, really. You could always have one room that was both of yours in terms of wardrobes etc and one just for sleeping. I would not sacrifice space for a room to be used for guests, unless you are expecting lots of them. Most people don’t have a guest room at all so I’m sure they would be pleased with their double bed!

Oh good - it worked!

We currently have a 4 bed but the 4th bed is tiny (used as an office) and the other 2 doubles are snug - so 3 better sized doubles is better for us in terms of how we use the space.

But yes @Prancingonthevalentine , we really want 2 Masters and then a decent sized spare that can double up as an office. When we have family at Christmas we have to sleep 7, so Bed 2 and Bed 3 will have 2 couples in and there will be someone bunking down in the sitting room, but only for a few nights!

I think that sounds like a good idea. Bed 2 is a large room.

Bed 3 is a fine size and will do a child/teen fine. But office space might need shelves/cabinet as well as a desk, and guests will need some sort of furniture plus ideally access to both sides of the bed. I think that's asking a lot of a room that size. Depends where you can put the bed though really, and how much desk space you need.

A wall bed would really make it feel like an office rather than a guestroom, but £££.

Ikea has an online planner where you can put furniture into rooms and see what it would look like in 3D. I don't know if they have beds but I'd be surprised if they don't.

I would make the ensuite into a Jack and Jill so that it can be accessed from bedroom 1 & 2

Actually that's a point.

Secret option 3 would be give the ensuite to Bed 2, turning it into the master bedroom - which makes sense as it's the biggest room anyway. Then day to day the previous master bed has sole use of the main bathroom, which is only a step outside their door. It's almost like having separate en suites day to day. Seems to make more sense than the bed1 person getting the en suite and bed2 person having to walk to "their" bathroom.

Anyway sorry OP, MNers do love to fiddle with a plan! As you were. it looks like it'll be lovely, whatever you decide about the wall.

I'd keep the room sizes as they are. Bed 1 and 2 are both decent 'master' sizes really, and bed 3 is a decent double which you will need if you are having it as gues and office.

I do like the idea of swapping the en-suite to bed 2 since bed 1 has the bathroom right outside.

I'd have the ensuite off of the other bedroom and an additional door from bedroom one to main bathroom, if the layout allows. I think bedroom sizes are fine.

The guest room would benefit from being a foot longer if you want both a bed and a study area. If it's not too far late, I'd also pay attention to where the radiator goes, as you don't want it right behind the bed.

I have the same sleeping arrangements and no, you cannot have one room that is 'main' with the wardrobes and the other one with the bed only. You need your stuff in the room where you sleep as not to disturb the other person.

I would make the en-suite J&J as suggested above if it's practical, if not then leave it as is.

Actually, I wouldn't change anything on the plan.

Our second bedroom doubles up as a guest room when we have visitors.

The en suite is tiny so can't J&J it as not enough space for 2 doors although I agree that in theory this would be ideal. I'm sure I'll be posting for inspiration on how to best fit out a less than 1m x2.5m en-suite (our current one is very large so this is the compromise on the house- always something!)

Agree on making the en-suite off Bed 2 though, we had pondered this ourselves so you all have confirmed this for me thank you.
So far not changed size of Bed 3. Builder going to start to put up the stud work so it looks more room-like and I can have a final look before they start to fix things.

I'd put an Ikea daybed in bed 3 (folds out to a decent size, guests can squeeze a bit for Christmas), that way you get more floorspace when it's an office. Wall bed is another great idea - especially if you can negotiate with the builder to install one flanked by built in filing/storage.
