How long from mortgage application to mortgage valuation

Its been nearly 4 weeks now... my buyer as submitted mortgage application but still i am waiting for mortgage valuation to be carried out...

As anyone gone through like this...

Every lender is different, however in some cases they won't bother instructing a valuation until the underwriter is satisfied with all the supporting documentation provided by the applicant (payslips, bank statements etc).

There may by other reasons but that's the main one that springs to mind.

They might not need one - some lenders can do automated valuations (AVM) if it’s a standard property and a low LTV

Update as of today is " lenders instructed a solicitors so you will receive call from them soon"

Can anyone explain about mortgage application process.

From seller's point of view roughly how does it take from here to completion...

It varies so much! With my last purchase we completed 5 weeks and 6 days from first viewing. Really fast and everyone got on with it.

This time it is taking forever and making me very stressed. I am waiting for 2 mortgage offers at the mo (1 remortgage, 1 new). valuations were instructed almost a month ago and valuations took place roughly 3 weeks ago. I am told both are approved but still not seen the actual offers or valuation reports.

I have signed both contracts for sale and purchase which are with solicitor for exchange but there are loads of outstanding queries on the purchase that solicitor is waiting on from the vendor side. Plus obviously they need the mortgage offers.

We are in no rush to complete as it is a new build that we are buying not ready until 30 June - but I still want to get to the point that all is ok to exchange so no-one can pull out.
