Buying a house/flat in Acton (or close surroundings)

Hi all

Were looking to buy a house/flat in the Acton area ( ideally within 10 min walk of the station.
We have a budget up to £400k.

Could you tell me what is the area like? Is it safe? (this is our main concern)

We are moving from a village Bucks so are used to no crime at all.

The reason to move is to be closer to work and to trim our commute along with the fact travel would be £120 a month versus £350 and we see commuting money as 'dead money' so would rather pump it intp the house.

I've seen some stuff on Essex road. What is this road like?

Also which roads would you recommend ?

Other options are Uxbridge/Iver/Gerrards cross area(too high at the moment)

It’s right off Horn Lane which is not the nicest part of Acton, to be fair I think it will be an almighty shock moving from a village to Acton. It’s also a very small budget for the area as zone 2 - I assume you are looking ata flat rather than a house.

It sounds like you haven’t visited, I’d suggest you come and have a wander around. The high street is horrible, but you’d be close enough to Westfield for shopping and restaurants and cross rail from Acton mainline. It’s as safe as any part of London I’d say.

Your other options are a bit of a contrast to Acton. Iver and Gerard’s cross are way out of London, although Iver will be on cross rail within the next 18 months - much cheaper than Gerard’s cross (quite posh).

I would avoid Uxbridge personally, as the Met\picaddily line is painfully slow on that end of the branch and takes ages to creak down to Harrow and the faster part of the line. Have friends that moved out to Iver and they are happy enough, if not overwhelmed.

Much more for your money in Uxbridge but it a bit of a souless town centre and in zone 6, so neither cheap nor fast. You’d be better to look at West Drayton or Hayes than Uxbridge as you would benefit from cross rail.

Have a look at Perivale, it on the Central line. I often park there and train into London. Seems quite pleasant with green spaces.

The high street is shit but not too far from Ealing Broadway and Westfield if you need shops. It is like other parts of London with good and bad bits. The best part of Acton is west Acton. South Acton has lots of estates and associated troubles.

Have a look at Edgware/Canons Park. Both good tube lines. Edgware 35 mins to Leicester Sq

You might get a flat in your budget in South Ealing which is an ok area.

There are several stations in Acton, which one do you want to be near? The bit around Acton Town tube station is not so great but Churchfield Rd by Acton Central is really nice. Are schools a consideration? Catchments are v small for primaries and limited options for secondary unless you're a church goer. You'll only get a 2 bed flat max though for 400k unless you look at ex council in which case it might just stretch to 3 beds but not a house.

I would really appreciate as much/ any advice on this one please.

I am planning to buy in Acton. I have got two kids 8 and 4 year olds. I would really appreciate your advice on how the area is to raise kids. Please advice on schools, the neighbourhood or the area as a whole. I guess I am not looking for pubs/ too busy place..just a quiet neighbourhood, safe to raise my kids with good schools. Btw, I am from Asia, moved here couple of years ago.

I have read couple of threads on Acton and have got mixed reviews.. mostly depends on which area in Acton I guess. Well, I am looking at this house which seems affordable with shared ownership to start with. www.rightmove.co.uk/property-for-sale/property-69383335.html . Please advice if this would be a sensible decision and the road where the house is would be okay.. wondering if I would be in good school's catchment area including secondary?

West Acton is definitely better than other parts of Acton. Though tbh there isn't a lot going on in Acton. Before you buy I'd suggest you rent . Yes it's dead money but buying is a huge investment and with house prices stagnating and god knows what Brexit will bring , it's not a good idea to buy in an area you don't know. Especially coming from the suburbs
