Buying a new built from a housing association-is it wrong move?

Hi everyone.
We are planning to buy our first house and new built ones came up to the market. Prices seem reasonable only things that makes me scary is it is from a housing association. They offer shared ownership and private sale. We are interested in private sale, maybe will do with help to buy. If a development from housing ass-n, does this mean I will be surrounded by council houses, etc? Sorry if I am being silly but I don’t really understand what are the differences between buying from a developer like Barrat and a housing ass-n like Catalyst(ours)? Or would you wait better for Brecht to happen if you are a FTB? Thanks a lot!!!

It means you will be surrounded by people who've bought on the shared ownership or on the private scheme. But people who live in council houses aren't lepers you know. You obviously can't afford much "better" so perhaps just accept that these are your people. Hmm

You'll be "surrounded by council houses" on any decent sized new build estate. It's a planning requirement that they exist.
Barrat will be building the houses, your HA will be having them built for them.
And if you do buy one (with help to buy? So you basically just have a bit more money than the SO owners) keep that attitude under your hat.

SO isn't the same as renting a council house - it's part rent part buy.

To be fair, every new build estate I've known had had hassle from the social housing (tenants not part buy) but it's just one or two families obviously. Unfortunately their version of anti social behaviour is just harder to ignore than irritating parking or whatever by owner occupiers. Probably because usually owner occupiers have to go to work at some point so there's a let up. If people don't work (and yes i know council tenants often work) they have more time to cause hassle.

Thanks everyone for your decent replies! I just asked what is difference and etc, if it is like council rented houses etc. I didnt mean to offence anyone and as I heard lots of not nice things about council blocks, wouldn’t like to live invest and have difficulties to sell afterwards.. I am sure everyone would have the same thought. And I have enough money to buy without htb, but as an every person I would like to consider all options and choose what’s is the best. Chill out people, no need to attack. Good day to everyone.

All new build estates have to provide some HA properties - usually 40% but it can be 30%. For ease of resale go for a property not sharing a boundary with a HA because of the stigma - they can be difficult to sell on. (Believe me I know!) they can be completely problem free neighbours but because of the behaviour of some it stigmatises all HA properties. Due to resale issues I’ve had in the past I would not buy another new build next door to a HA property

Thanks a lot! I’ve learned yesterday that there will be some affordable renting houses as well, so won’t be buying from there as I am afraid of resale issue.
