Anyone not managed to sell through Tepilo but still had to pay fees?

just as it says above really. signed a 10 month contract to sell, it’s nearly at the end of the 10 months and looks like we are going to have to pay the fees without a sale. does anyone have any advice?

If that's your agreement then you'll have to pay. The online estate agents are cheaper partly because the people who do manage to sell don't have to subsidise those who don't. This is a big downside of the online estate agents that isn't often mentioned.

Any idea why your house isn't selling?

I used them to sell my late mother's house- they were utterly useless.

They massively over value houses in order to get the business. I had to fight to lower the price.

I paid for the viewing service; I could have given a shaved monkey the keys and got better results. They know nothing about the house or the local area, and cancelled almost all requested viewings, even leaving one viewer waiting outside the house. They kept leaving lights on after conducting viewings; my brother passed the house and thought they'd done it again. He went in to find the viewing 'expert' cracking unfunny jokes whilst the viewers looked embarrassed and asked in vain questions about the property. Shambolic.

I cancelled them and went with another agent. I put in a formal complaint when they lost the keys. They turned up in the post 2 weeks later labelled with the address of the property, postcode and all.

I refused to pay for the viewings and in the end they agreed just to charge for the photos and 'marketing'- £400.

The house sold within a week of putting it on with another agent.

I think if it is your contract you will have to pay. We bought a house through Tepilo and we had a diabolical experience as buyers - we would have pulled out if there was ANYTHING else out there at the time.

I've never heard a good word about them. Have they done everything they said they would and to a reasonable standard. If not and you have raised these issues as the occured you might be able to negotiate down the fees a bit but that's about it.

thanks everyone, it was was i was expecting, but didn’t want to hear! we’ve been told it’s just not a good time to sell, but i don’t believe this is the case. we’ve got the full package inc viewings and the service has not been great but isn’t terrible so i don’t think i can get out of the contract. we’ve only had 2 viewings in 5 months Hmm

How are you priced compared to other similar properties? Normally if a house isn't shifting its down to price.

You could post your Rightmove link if you want and people might be able to see if there is anything in your listing which could be improved to shift your house. Saying that, a lot of people are wary of properties which have been around for a long time so you might be better removing it from the market and relisting with a traditional agent. Sure it costs more but you will only pay if you sell.

Ive had a similar experience with another online agent, (Purplebricks). Although I paid £1200 upfront. 4 months on & I'm beginning to think its money wasted. Well, I know it is. I have the option to withdraw the house & relist it any time, but I'd need to wait 3 months before it shows as a new listing on Rightmove etc.

It is true that in many places it's not a good time to sell. It depends on where you are, but here its a terrible time to sell. Hardly anything is shifting & I'm wishing we hadn't bothered. If you've had minimal viewings & other houses are selling then it probably is price related tbh. Could you look to reducing the price a little to see if that generates more viewings?
