No building regs

About 8 years ago we removed an internal wall. Had paid for an RSJ but when builder removed the ceiling he said that due to the way the joists ran no RSJ was needed. Happy days. He also said no building regs needed. We were young and naive so trusted he knew what he was talking about (I know...).
We are now selling and the questionnaire from the solicitor has asked about any home improvements and was permission given (where required).
Have answered honestly - removal of non load bearing internal wall and no building regs as was told not needed.
Is this going to be ok?

sometimes building regs aren't needed. We removed a non load bearing wall, contacted council who confirmed no regs needed

Don't contact the council about it btw - if you alert them and it turns out building control did have to sign off on the work your buyers won't be able to get an indemnity.

Be aware that sometimes Building Regulations are required even if the wall is non-loadbearing, because its removal can conflict with the fire safety part of the Building Regulations (Approved Document B).

It's also possible (albeit unlikely for a typical small domestic dwelling) that the wall can be providing a 'buttressing' function to the external walls, even if it isn't bearing the weight of floors or roof.

Always take professional advice.

I had a similar thing - renovations had been carried out 25 years prior and no record of what had been signed off - and ended up paying for indemnity insurance on behalf of the buyers - a pain, but the cost was minimal compared to the selling price and meant we could keep the selling process going (otherwise I’d probably still be sitting in my old house now!).

Building regs did us no good; they put plasterboard on concrete blocks with no insulation when they converted the garage, those rooms are bloody freezing and we will be having to pay to internally insulate. All supposedly signed off by council building regs & now we're left to pick up the bill Hmm
