Hi there has anyone had a texturised ceiling skimmed over smooth? How much did it cost? Many thanks.

We’re slowly doing the house - the easiest way is to lose 1cm ceiling being and just board over it then new plaster. It generally averages 250 per room. Looks lovely though - really made our late 70s house feel better.

yes

a few hundred per room, depends where you are. Better value if you have several room done at the same time. It may be very dusty and dirty, and most of this might come from the plasters filthy dustsheets. You can buy your own and keep them clean. Empty the room and clear all surfaces. If necessary you can put your belongings in plastic crates and stack them neatly.

Ask around for recommendations, Ret to see a sample of their work, and try to speak to the homeowner.

Good plasterers may be booked up for several weeks ahead. But the ceilings should look perfect afterwards.

If you are in an old house with L&P ceilings they may need to be boarded, or even pulled down if they are bad, which is unbelievably filthy.

Thanks piglet and mrscog, did you have your artex ceilings tested beforehand? I gather sometimes they contain white asbestos, supposedly the safe type, but still.. ?

White asbestos used in ceilings up to the mid 80s is still carcinogenic, though not as dangerous as the other types. If you’re going to mess with it, it’s better to get it tested first - a test doesn’t cost much.

No because we were covering them up - the plasterers just got on with it, they didn’t seem concerned.

I would second getting them boarded if they are lath and plaster ceilings. Otherwise there is a risk the whole lot will come down if the plaster isn't secure or is cracked etc. Cost about £1000 for a small flat,
