I'm hoping someone can advise.
I've had an offer accepted and just filling out first lot of paperwork for my solicitors.
The question I don't know the answer to is:
"Is there anything about the property you would like us to investigate? (E.g rights of way, extensions etc)"

I know the area very well (live 20 min walk away) & there are no rights of way & no extension.

Is there anything I should ask them to look into?
I would normally ask my dad, but he died the same day my offer was accepted so I have no one else to ask without looking stupid Sad
Any help from mumsnetters would be much appreciated.

They will check everything important. You should check that the boundaries are right on the plan they send you as they won't see the property as it is on the ground.

Sorry to hear of your sad news, especially happening at the same time as good news.

All I can think of is ask if there are any covenants, I would check rights of way, even if you know the area, and any known neighbour disputes, maybe if there are any new houses being built nearby that might block the current view (if you have one).

Yes it's very difficult to feel happy knowing my dad will never see it Sad
The estate agent said he would be proud of me, as I lived with him & he knows I've been searching for months.
It's very bittersweet at the moment, but want to make sure I'm covering everything.

The solicitors will check everything regardless (covenants, planning permissions etc) but they'll just be asking that question in case there's anything that they may not have picked up about the property as they haven't physically viewed it - like if you're aware there's a neighbour using the garden for access to their property but this isn't contained within the title deeds, for example, or building work they otherwise might not know about.

I've written on there covenants, any known neighbour disputes & rights of way.
If they're going to do it anyway, hopefully they'll just think I'm overzealous rather than just don't know Grin
I managed everything else, it was just that question that confused me a bit!
Good old mumsnet to the rescue, when I need a mum to help me Smile
(My mum is still with us, but severely disabled so can't ask her. Dad was my go to person for everything)

We put this question on ours. We will look for all covenants, rights of way etc. We mainly ask as sometimes there are paths or extensions or something we don't know about that won't be on the deeds or particulars.
