Letter of Comfort for uPVC listed building scotland

Has anyone any experience of getting a letter of comfort for unauthorised works? We are trying to sell a house and the previous owner inserted uPVC windows without planning permission or listed building consent. All we want is confirmation that the council will not take action against future occupants. Would be grateful to hear about any experiences or advice?

Don't know if it is different in Scotland but I think it would be unlikely in England. Surely as soon as the conservation officer is made aware that the work has been done they will issue an enforcement notice to reinstate the original windows? You might get more help over on period property forum as there is a lot of listed building owners over there but be prepared for some very British huffing and puffing over someone having put upvc into a listed building without consent.

Are you certain it was listed before the upvc was put in?

Hi,Thanks. It was listed in 1994 and windows inserted in 2000/2001 which were possibly replacing uPVC for uPVC but I don't know. Also there was planning permission submitted and granted for inserting some uPVC windows in 2000 but not for all of them .

It's a common misconception that listed buildings can never have uPVC windows.
It depends on, grade of listing, how original the windows being replaced are, the policy of the council, the views of the conservation officer.
Round here, you'd find it easy in a Grade 2, in another area I've lived in, virtually impossible.
And it depends on the windows- fake , clumsy imitation Georgian sashes, probably not ok. Individually made, not mitred joints, maybe fine.

Start chatting to the Conservation officer.
