Small ensuite and dressing area, or big luxury ensuite?

I am changing a bedroom into an ensuite bathroom, so it is quite a big space! Would you split it into a small shower room, leaving a dressing area; or make a big luxury ensuite with bath and shower, but a bit of wasted floor space? Thank you!

I think that to make a dressing room work, it has to be similar in size to a small double bedroom. It certainly needs a sitting area, preferably in the middle. Two of my guest bedrooms have en suites with showers but I think the luxury for the main en suite is to have the bath so it’s a private sanctuary. With the space you have, I would go for the en suite only but only if the bedroom can take good built in storage.

My bed looks out over my garden and woods. Even with built in wardrobes we have a lot of space and there is plenty around the wardrobes for dressing.

Errrm @AlexaAmbidextra I am a landlord and own a lettings agency and have my own builders etc so am very experienced; and all the dressing rooms I've seen on 'normal' houses have appeared, to me, pointless and actually took away from the house. But carry on being obtuse if you want

I’d chose an Ensuite but one with a dressing room feel.

Use ‘softer’ finishes such as wood floors and minimal tiling and area lighting.   Make sure you have excellent ventilation.

If you are looking "to sell" then I wouldn't lose a bedroom in the first place (I mean, assuming your house has 3 or 4 bedrooms, not 15 or 16).

Obviously, if you are going to live there for another 15 years, do whatever you think will suit you, but you seen to be indicating you are thinking of the 're-sale appeal', then don't lose a bedroom!
