Renting a house..can you haggle?

seen a bungalow for mum, its about £150 more a month than one she could/may get through council, but she needs somewhere for end of month.
agent has told me it 'has just come back on' and AFAIK it has been advertised for ages and wasnt aware it had 'gone off'?..could we haggle the price or is that not the done thing????

i've always haggled for price on rented accom. think it's expected tbh

Haggle - it will be expected and don't take rubbish from agent.

ah, cool, so rent is £400 p.m, council rent on bungalows is max £280..what would you say is reasonable amount to ask for?, taking into condsideration it needs lots of decorating work done and garden is mess, so not top end show home, area is ok, not flash but lots of older people in bungalows???

Have never heard of haggling rent for private housing.

Have always assumed thatis the price they want and that's that.

I don't know what you should start at as do not really know the area but if it is on the market for very long time then the LL is loosing money hand over fist. Try £350 perhaps - 10% off to make up for the shocking state - but isn't the LL supposed to do repairs and decorating?

so, cos decor is old and ropy plus garden is just a path leading through mud, dya think we could get the price down? as it is high IMO

Of course! I think haggling is expected, it just depends if they think they will get a better offer and will tell you to sod off. Tell them what you are prepared to pay and see what they say.

They may also take into account what kind of a tenant you are, so in your mum's case the fact that she is elderly (is she?) and not likely to have rowdy parties and trash the place should work in her favour.

Oh and if the decor is shabby but she's prepared to redecorate at her own expense you could throw that in as an inducement for a lower rent. Although some landlords don't like letting the tenant loose with a paintbrush.

Ring back and say you would like to leave your offer of £xxx on the table and will be happy to hear from them in a fortnight if they still have not rented it.

The agent may talk the owner around and make them realise they are being unreasonable.

hmm, will speak to mum, have got app with HA tomorrow, see how that go's then go back if she want me too!, cant believe after its 'just come back on' they wont haggle??

Either:

  1. They are testing you to see if you cave or
  2. The owner is a nutcase who doesn't really need tenants.

well she didnt even ask my name?, so not as if she could check then come back? IMO i think they should take details of all leads and contact person just in case!, but thats michael poole for you!
