Should the house be off the market?

We offered on a house we loved just as we put ours up for sale, so our offer was subject to us selling, and the offer was accepted in principle by the vendor. Obviously the property stayed on the market.

A week ago we accepted an offer on ours and so informed the seller and the estate agent that we had sold and could proceed. The vendor of the house we offered on still needs to find a property so our offer is subject to contact and in the letter says “acceptable in principal subject to X finding a suitable property to purchase”

However although the property has come off the market according to the estate agent we went through, it is still on rightmove with 3 other agents. It doesn’t say sold STC. Is the vendor able to keep it on the market with other agents after accepting our offer? Is this just slow estate agent/rightmove admin? Should we be asking our lawyer to clarify that the vendor is removing it from the market entirely? We are ready to proceed, it’s them who need to find somewhere. We offered £10,000 below asking price and were accepted.

I would ask for it to be removed from the market - they have accepted your offer, so should have no issue with this.

To add to PP, assuming you are in England, it's allowed. It's part of the shit system we have, that right up to the point you exchange contracts, and even after you've spent loads of money with solicitors and on surveys, the vendor can still accept another offer with no penalty.

Some vendors are horrid like this, but most people are decent and once they've accepted an offer they're happy with just want to get on with moving.

What you can do is put pressure on the agent to get SSTC put up immediately and get it removed from websites. Push hard... use language like if the vendors aren't serious about accepting our offer, we will be forced to keep looking. BUT don't worry, most EAs are just slack. It is a horrid process. The other agents will still be marketing because, as it stands, they get nothing of you bought it. Tell the agent to tell the vendor you have noticed it is still available via other agents and they need to take it off the market.

Sorry, mis read the OP that it's other agents it's still on with. @ThroughThickAndThin01 is right- get the EA you've agreed with to get vendor to get others to take it down immediately. The EA you're working with won't want to lose the sale either.

I just feel like she can’t really be meaning to keep it on the market... I really hope not. We have been the only offer for 6 months and it was reduced so I’d have assumed she’d be jumping at it. our EA are contacting her to confirm it is off the market anyway.
