If a property has been treated and has a guarantee for 5 years, is this still likely to be an issue when selling?

Vs a property with no diagnosis and no treatment? Yes, I'm afraid so, even if the second property may well have undiagnosed knotweed.

Basic psychology. Put up a sign saying 'no ballgames' and even if it fixes the problem, people will assume there's a problem with ballgames. Five years isn't even that long in the grand scheme of things for house buying. If the buyers plan to stay 3 years, then the next buyers only have 2 years before the guarantee runs out.

It’s a case of psychology but otherwise I’d be satisfied with a 5-year warranty and wouldn’t be put off the property.

However, I wouldn’t be happy with ‘no ball games’ - it’s more straightforward dealing with plants than people if there are repeat problems.

I think most mortgage companies would still be wary. Since most mortgages are about 25 years, 5 years knotweed free isn't that long. And a house with knotweed will massively lose it's value and be difficult to sell, so I don't really think most mortgage companies would take the risk.

Your best bet would be to sell it to a cash buyer, but even then they would probably be cautious about the re-sale value.

I’ve just been told it’s a 10 year guarantee, does that help?

Thanks that’s helpful. It’s a five year treatment plan, with a ten year guarantee, I got a fairly garbled message earlier, so that seems more hopeful
