Good places to buy house in London under £300K

Hi there,

Due to personal change in our circumstances, me and my husband may have to relocate to London in a couple of months.

Rather than spending dead money in rents, we were thinking of buying a house (not flat/apartments) under £300K in a good locality that's safe to live in, commutable from central London under an hour and has good affinity for schools/shops, etc.

We stumbled upon areas like Tilbury and Gravesend and while the houses internally were wonderful for their price, the locality and people around didn't seem safe.

Would people living in and around London/Greater London advise of some good, safe, commutable areas to buy a house?

Move out to Colchester. It's the most affordable, it's been gentrified and there are 46 minute trains to Liverpool Street. Plus you can actually get parking at the station.

Remember the London market is stalling and falling in places so there is scope for negotiation.

and there also appears to be some houses in Worcester Park with an asking price of £325k , so you might manage to get one for around £300k depending how keen the seller is.

Plumstead Common! Lots of little terraced houses around £290-320. Close to green spaces, good transport links from Woolwich and Crossrail on the way soon.

Why don't you look at towns on the main line into London Victoria? Towns like Horley (40 mins max into London Victoria AND London Bridge) or Three Bridges area in Crawley, which is also a very commutable town on the direct London to Brighton line.
These would tend to be cheaper, and are also easier to commute into central London than some areas that are actually classed as London...

£300k would get you a small 2 bed apartment in Hemel Hempstead

Braintree seconded.
Chelmsford is getting more expensive as london commuters live there, so more affordable to go braintree way - good schools and road links too!
Definitely buyable within your price range too, for 2-3 bedrooms with parking and garden!
(Looking to move ourselves at the moment and scoping similar areas!)

Watford is very commutable. 23 minutes into Euston and you definitely could get a house for £300,000.

Also around Elstree could be good. Again the journey time is very good but probably wouldn’t be able to walk to the station

No you wouldn't! I know this is a zombie thread but might be useful to others looking up the subject. There are plenty of houses around £300K in Zones 3/4 out to Zones 6. The areas won't be very fashionable but some are up and coming with very good transport links to London Bridge/Canary Wharf. As before, SE18, SE28 (both with Crossrail coming). Also Erith and Dartford - a bit further out.

If working in Waterloo why not outside of London? Maybe Reading, Basingstoke, othet parts of north hampshire. Even then its a stretch. If looking at essex, what about the Laindon area of Basildon? Its a nice area near yhe station where you could get a house and 30 min commute to central london.
