How much are we talking for gutting and re-plastering a 3 bed end terrace? And then new kitchen and new bathroom?

A house has come up that is identical to ours at the end of the road. We are currently renting but just about in a position to buy. The house is going for £450k which is at the top end of our budget and a real ask, as the house is in a really bad way (see pic of 'master bedroom') as an example. In the pic, what looks like smoke damage is actually black spray paint. I don't think the owner was very well mentally before he passed on.

Ideally we would add a side return kitchen extention and loft conversion. No idea of prices as we would be first time buyers.

Any help would be greatly appreciated!

Oh we are on a very sought after road in a naice town in Zone 6, it's not unheard of for a 3 bed houses of these proportions but in better spec to go for 450k. Eye watering!

Not in the south east but in my area to do a house like that to a high standard including loft extension and ground floor extension probably £150,000. Obviously depends on your spec if your kitchens and bathrooms are going to be homes under the hammer b and q budget range then lower that figure.

Side return is a crazy expensive extension to do because access is tricky - side return with a new kitchen can easily be over £100k alone.

Loft with a dormer and bathroom - £60k

Renovation of a 3 bed including a rewire, new boiler and bathroom - £35k not including kitchen but could be way more or way less depending on your bathroom and finish and what other problems you find.

@FluffyWuffy100 Re side return extension, there is a back alley for access and it is an end of terrace with a garage (asbestos!) that needs to come down so perhaps access wouldn't be as tricky?

Actually I reckon it would be more than £35k. I didn't think about new flooring or decoration.

Oh gooooood it all feels so daunting! The whole house is uninhabitable so would need complete renovation before we moved in (3 young children).

With an extension on the ground floor, loft conversion + new kitchen, 2 bathrooms, plastering, possibly some electrics, plumbing etc I think you could refurb for under 150k but we aren't talking bespoke kitchens or marble bathrooms- more of a general decent job. You'd also need to consider not being able to live in the property while the work is carried out + the fact it might take a few months to get permissions to even get started. So if that's the top end of your budget, I'd probably look for sth more affordable that is a smaller project.

3 young children? When would you even project manage all this? You'd need to allow for a contingency as well so I would touch it with les than 200-250k in cash.
