Registering a property in unequal share - how long?

I'm not sure whether to start this in Property/DIY or Legal, but here goes!

My partner and I moved house on 19th January and as part of the conveyancing we were asked how we wanted the property registered. We completed the form to say that we wanted to be tenants in common in unequal shares and stipulated the % split.

But, it's now almost two months later and we haven't had the confirmation back from land registry. I can't remember how long it took last time we bought property so I guess I'm just wondering if anyone has done this recently and how long it took?

Totally depends on the house, the fact you're holding it in unequal shares makes no difference whatsoever.

Things that may make it take longer (up to 6 months) would be if the property was unregistered so is being registered for the first time, if it's a transfer of part etc.

Phone your solicitor and ask when they applied for registration and roughly when they expect it to be completed.

A straightforward Transfer should be done within days but, as pepperpop says, if it's a Transfer of part of a title (eg buying on a new build estate, among other things) or a first registration, it could be much longer, like 3 or 4 months.

It's quite likely that the application hasn't been with the Land Registry long - your sols will have had to wait for the completion docs from the other side (including the mortgage discharge form from the seller's lender which can take a while), sort out SDLT and then apply to HMLR. It then depends how long HMLR takes - it seems to put things into easy, medium or hard piles and only work on the easy things unless they get bored!

Thanks to you all for your replies; you make good points. I wasn't sure whether I should contact our solicitor yet or leave it a while longer. From what you have said I will leave it a few more weeks and then email her if we haven't had anything through regarding the title.

It's a straightforward purchase I think - not a new build or leasehold or a partial title transfer. The previous owners were mortgage free and had already moved out.

As you say GU24Mum these things always take far longer than one would expect due to the bureaucracy behind the scenes.
