Victorian vs new build

Just asking for what your thoughts are on these two different properties . I'm trying to weigh up the pluses and minuses of the two when deciding on which property to put an offer on .

Large 6 bedroom end terrace huge rooms all nicely decorated new carpets kitchen and bathroom with the potential to convert the large cellar for additional living and a garage and off street parking

Large 6 bedroom detached fairly new build on a quiet private estate with double garage , smaller rooms but more modern feel, nice kitchen , nice bathrooms again , needs new carpets but slightly nicer area with the potential to convert the double garage for additional living.

The new build is empty but so no chain but costs 40k more but the Victorian terrace has a seller who hasn't yet found a property who will be part of a chain .

I need to move out of my rented property by the end of June .

What would you do ? Help !

Victorian places can be stunning but I'd probably go for the modern house.

I'd choose the modern house as it's detached and I hate being able to hear neighbours. It's also in a slightly better location so that's a bonus.

Also, if you're under time pressure then an empty house is ideal. (Our last chain took 6 months to complete).

Difficult to comment on the pricing as I don't know if it's 40k on a 200k or 1M property.

If you go with the Victorian house, I'd say to factor in putting in insulation, double glazing etc. I used to live in a period house and the heating bill in winter was about 2-3 times more than I pay now ( in a double glazed 20's house that's almost twice the size and detached).

Assuming location is equal.

Having had a beautiful Victorian terrace... I’d go for the new build. It’s detached and will be warmer and easier to maintain.

Normally I'd always pick the Victorian property every day but in this instance the detached could swing it over the end of terrace. Can you post links?

Character does count for a lot though and the bigger rooms. New build can be very cookie cutter soleless box.

New build, for an easy life and being detached. You've a chance of it being done and dusted by June too if there's no chain.

New build , no chain and detached , cheaper to maintain and easier to make changes to. Character is what you make it.

Thank you I think you're probably right . My head says Victorian Terrace for the space of the place but it did feel maybe too spacious that makes sense and quite cold whereas the new build is cosier and my furniture would fit quite nicely in it .

I would go for Victorian but make it a condition of sale that seller needs to be out by end of June. They will need to put their stuff in storage and rent til they find somewhere.

I’m in a new build and I miss the Victorian I lived in previously. Yes it took longer to heat up but the character and the look of it made me smile every time I came home.

My current house just feels a bit soulless.

I live in a Victorian house. There's always something going wrong. Odd bit of damp, leak in roof, bedroomdoor has currently come off a door frame which has finally given up the ghost after 120 years or so. I'm going for modern next time.

The new build will be so much warmer, so cheaper to run. There will be no maintenance costs either on a new build.

I’ve yet to meet a recent new build house/ estate that isn’t soulless. So Victorian would get my vote.

Yes the maintenance costs are a big factor. There was always something needing fixed in the Victorian. I don’t miss that aspect at all.

Victorian. I adore our 12 ft 6 ceiling height and the feeling of space. Modern houses feel so oppressive and soulless in comparison. Provided you have the funds to heat it etc.

Check the rest of the new estate, is there a FAcebook group complaining about huge snag lists, lack of response from the builders etc etc, speak to anybody that has move on to the state and check they're happy with the house. Not all new builds are equal, you could be buying as many issues as an older house.

On the topic of space, do you know what the actual sq footage of both is?

No I don't know the square footage of them but Master Bedroom in new build 12'8 x 11.6 vs 15'x 16'10 and all other bedrooms of a similar size in the Victorian house .
We're talking £200k or £245k depending on what the vendor accepts . Easy life says newish build all the way but heart now saying Victorian for the style and character.
My partner works away every other week so I'm not sure about being on my own with the children in the Victorian house after reading some of the comments on the cellar thread Shock

We live in a cold draughty old house. Def prefer it to the big 6 bed new build we had!! The inner feel good factor is worth the chills!!

I will just leave this here, I work on major construction projects including many new build developments. The works programme on these developments are so fast that the snags can go on for many years. New builds also concentrate on getting the most out of a area and tend to cram in as much as possible. You may not notice the restriction of space when you view but trust me it's there.

However Victorian builds, are in my opinion are mostly belt and brace builds. Solid, and reliable, and far more beautiful. For me it's a no brainer.

Having had both I vote for new build unless you enjoy always having some project that needs doing and being very cold.

New build wins. As everyone else says it's warmer and stays cleaner!
