Leak under shower - no idea where the water is coming from

The door frame to our en suite is located next to our shower door. The wood at the bottom pf the door frame is completely sodden and the paint is bubbling. Lifting up the lino, the wood is wet and rotting in a tiny corner.

I have re grouted and resealed the shower... still the wood is wet.

I have had a plumber round who took the bottom of the shower tray off (near the legs), there was no water anywhere else. He changed the rubber seal on the bottom of the door... still 3 days later the wood is as wet as ever, if not worse.

He thinks the water for the shower is coming down from the loft, so not near the floor boards or door frame.

Any ideas?

Have you had snow drifting i to uour lift through air vents which is now thawing?

Have you looked up in your loft?

Oldowl · 04/03/2018 18:43

The loft is not affected. Just the ensuite floor in an isolated area at the bottom of the door frame- very strange.

Is it perhaps water dripping off the door?

PostcodeJack · 05/03/2018 00:11

Make sure that the frame has been properly siliconed behind the frame and also round the screws. An insane amount of water will get through if it's not and sealing the frame won't help

is this a hollow plasterboard wall, with pipes inside it?

Is the mixer buried in the wall?

Wipe up the damp with clean kitchen roll. If there is any soap or detergent content, it comes from inside the shower cubical.

you can also brush food colouring onto any seals that you think might be leaking, and see if the colour appears on the floor.

Yes it is but the leak is coming from under the door frame.

I had a shower this morning and I stuffed under the door frame (where there is a gap as the floor has rotted) with tissue. When I came out of the shower the tissue was dry. I put my hand under the bottom of the frame and a there was moisture on my hand. I put it in again and my hand was wet.

I have taken photos of the area affected (photo 1), what it looks like under the lino (photo 2), and stuffed with tissue (photo 3) the hole can fit a small hand in and that is the source of the water. There can not be a pipe behind a door frame can there?

Is the plug hole leaking?

Is the shower is on the wall? The pipe hidden in the wall could be leaking.

Have you got tiles inside your shower cubicle? If so the grout could have failed and that allows water behind the shower wall and to exit where it does

The trap under the show could have failed, but I think you say your plumber has checked that

Stand inside your shower (on the tray) and then look at the seal between door and tray. See if that creates a gap- I’ve seen that before- basically it only becomes apparent when you stand in the cubicle

Claim on insurance? Under trace and access

Oldowl · 07/03/2018 22:24

Plug hole is the other end of the tray. Not that.

Checked the grout. Plumber did too. The bedroom wall and skirting board behind the shower is not affected.

New seal on door- no water escaping.

Just wet under the door frame. No idea where the pipe could be. Need to get another plumber out or would a trace and access company be better for such a small leak?

There does not seem to be enough water for it to be a pipe, but the plumber, nor I, can see a crack in the grout or sealant.

for wood to rot there needs to be persistent moisture.
is the floor cold (thinking condensation)?

MMcanny · 07/03/2018 22:42

We had a leak under the ensuite. Assumed it was the shower. Turned out to be a washer on the down pipe of the loo not too close to the shower yet the water damage seemed to be beneath shower. Whole thing only 5 yo!

I have taken the bottom of the shower tray off and noticed the waste pipe is leaking. It wasn't noticeable when the plumber came, but that was 8 hours after the last shower. This leaky waste pipe is quite a way from the door frame.

I have also resealed the shower tray and re grouted. I have hopefully sorted the leaky waste.

I will report back!

Fingers crossed. Water finds the lowest point so where it ends up can be quite a way from where it is actually getting in.
