Survey results on Victorian conversion - what are your thoughts?

Hello

We've just received this in our survey and i just wanted to run the findings by MN. As it's Victorian i've read that damp in the chimney breast is common in these properties. There is also a wood burner in the fireplace and flues are believed to be in place. What are your thoughts on the below findings?

The property has two brick built chimneystacks. The flashings which could be seen are of metal type. Because of their location chimneystacks are particularly exposed.
A small amount of masonry has deteriorated due to frost or chemical action, commonly known as “spalling”. This appears progressive, unsightly and if allowed to continue will result in structural failure. Damage is presently slight and should be stabilised and protected by the application of a colourless water repellent.
A small amount of dampness was noted within the chimney breast in the living room. The unseen flaunchings and flashings should be inspected as it is likely that repairs are required.
The chimney stacks will need attention in the short to medium term. An assessment of maintenance cost prior to your entering into a legal commitment to purchase would be advisable and prudent.

We had a chimney stack in a rental property reduced, pointed and capped it was around £350 including scaffolding, the builder was not VAT registered so that saved 20%, the chimney was shared with the property next door, which luckily was another rental property, we split the bill with the landlady. I would imagine you will be looking at a bill under a thousand pounds, providing the chimney liner is in good condition.
Survey reports for Victorian terraces often give the impression they are falling down, was the rest of the report OK?

Thanks Alwayscheerful. Yes the only other 3 was electrics but we figured that would be the case as there was an old fuse box we spotted during viewings. We had an electrician go in yesterday to check and we're awaiting his report just in case any issues with old wiring but i think it's unlikely as current owners have children in the house and have been there a good few years. Reckon they'll just recommend updated fuse box.

Only other thing which was a 2 on the survey was the joinery - fascias and and soffits which was said to look in a generally poor state of repair with flaking paintwork and rotting timbers. Just says will need regular maintenance and repainting in due course which again we had spotted on viewings.
