Ballpark costs/order of importance

I have a number of jobs I need to do to the house and we are trying to prioritise. For reference it's a 4 bed early 80s bovis home type property - nothing fancy and we're based in the south West.

We need to:

Get some plastering done - bedroom and kitchen ceilings have some minor cracks/dodgy bits. This will invariably lead to redecorating and maybe new carpets.

Get the roof looked at - suspect it needs a bit of a patch.

Get drive widened and tarmaced/paved/made look pretty

Get bathroom totally refitted including some reskimming of walls. It's the only bathroom so medium sized and we have a separate shower.

Get double glazing done. Think typical 4 bed, doors to the old conservatory are the biggest expanse.

Get internal doors replaced including a glazed double door.

We have been told today we are likely to have a small lump sum heading our way and are debating what order to tackle the above (or indeed not to bother and keep it to pay off the mortgage). We certainly won't be able to do it all.

I know we need to get quotes but I wanted some ball park numbers so we can work out where to start. Top 2 are the most important whereas the others are nice to have at the moment but it won't take long before they move from scruffy to fucked....

With the house being about 35 years old, you might need a re-wire.

I'd start off with the roof and double glazing (greater comfort + lower bills).

Driveway work is likely to cost more then a new bathroom, and personally I'd feel better about a nice bathroom than more tarmac.

Things like refreshing the ceilings are relatively small jobs that you don't need a lump sum for so I'd start with the big ticket items. Also, if you need new electrics, ceilings and walls will get messed up so should be done at the end.

Re ballpark numbers, I'm more familiar with London prices but things like the roof you need to get looked at by different people to work out the scope of the work - could be 1k for a bit patching up or 20k for a re-roof.

Thanks both. Dh doesn't think we need a rewire as the previous owner had some stuff done. He's going to chat to fil (retired sparky) for some advice.

Our plumbers dad did my ndns double glazing so we might get that quote first. Hopefully roof is just a patch so will get that seen to as well.

I fear bathroom vs drive will be split along gender lines in this house.
