Wise mumsnetters.

Viewing a property tomorrow, OIRO 310,000. I'm not really familiar with this way of selling, usually fixed proce or offers over. It's a 3 year old property, owners bought it new 3 years ago for 245k. Property prices are creeping up around here but not that much.

We have sold, our buyers aren't in a chain and mortgage is in place. Owners need to move quickly. We can't afford more than 300 as an absolute maximum. So, are cheeky starting offers of say 280k horribly frowned upon in this sort of situation? I suppose all they can say is no. I'm just unsure what "region of" means.

Around my area (also Scotland) 'offers in region of' means just that, you can offer around the asking price - above and below it. And in my area things with OIRO on their asking price often go for lower than listed price, people often offer lower not over

What does the Home Report valuation say? In our part of Scotland the market has been a bit sluggish in the last year- the few people I know who have bought have paid the valuation price or lower.

Home report is 310.

I thought no one paid over the home report proce until ours sold for more! Though we are in a much smaller property just now.

My area is quite slow, but very fast in random pockets. Mostly things sells lower than home report. So offering lower would not be too cheeky, imho

And, is the jump in price in 3 years reflective of actual sold prices? What percentage have prices increased, is it realistically reflective of that? I find home report value prices in my area can be a bit higher than the market realistically allows for, because there are certain streets that sell well and the one down doesn't and I don't think the HRV is always accurate, even though it technically should be
