Help!

It's going to be a playroom, downstairs toilet and utility. The playroom will take up just over half, going up to the kitchen door, but where would you put the utility and toilet?!

It's called "Workshop" on the floor plan I've attached

I guess the obvious way is to have the utility next to the play room and then the toilet in the front, so the utility two doors. It won't have a window though - are you putting in velux or a light tube?

Also, will there be a door from the hallway into the "workshop" space or is everything only accessible through the kitchen/playroom?

I'm just thinking that it might be quite a hike to the loo from the living room!

Is your family bathroom above the kitchen? (just wondering where water pipes are currently).

Or, you could put the loo in the bottom (widest) corner. Chopping off the end of the triangle which would give you a longer, rectangular playroom space. You could incorporate a large toy cupboard this way too.

And then have the utility at the front. I can see now that there is a door here which could be useful for a utility room and less useful in a downstairs loo!

How wide is it at the front? Is the playroom going in the front half or the back half?

Do you have a up and over garage door at the front?
I'd consider maintaining this and starting the 'house' about 5 ft in.
It's really handy having easily accessed storage for bikes, scooters, car washing kit etc.

I think we're doing what you've said, ie putting the toilet at the end and the utility in the middle. There won't be much light to the utility. There's a bathroom and en suite above. No door from the hallway.

At the front is a manky wooden door that will be changed to a window. All outdoor stuff will have to be stored in a shed and come through the house sadly!

Direct light isn't such a big deal in a utility in my opinion OP. Assuming you will you have a washer and drier in the utility I'd probably want an extractor fan as it could get rather humid in there otherwise.

Sounds like it's not going to be a problem (or too expensive) to run water pipes to the front of the space either.

The playroom seems a bit narrow. I would have put the playroom in the back half with a nice view onto the garden and use the front space for toilet and utility.

But surely you'd want the utility nearer the kitchen? Yeh there will definitely be an extractor fan due to building regs

I stayed in a house that had the toilet in the utility room.
Made a lot of sense. Used a lot less space,
no additional wall
only need one sink.

I did wonder that but it'll be straight out onto the back door so less privacy? There is a door and window to the back garden

My utility room is off the hall, not off the kitchen. It works well, we only use it for laundry, ironing, wellies and washing paintbrushes, not food or bins or anything kitchen related.

@EggsEggcetera no advice to offer but wanted to wish you luck with work starting, work starts for me on Monday on adapting a house so it is wheelchair friendly and future me friendly, so i share your excitement and nerves a bit.

Mine is being done by local authority so they are sorting out room sizes etc and all the works and thankfully costs,

My only requests on top of their developments would be a couple of extra plug sockets at certain points and a space for a vent in the wall to put hose for vented tumble dryer set up so ive been told will prob get both requests as very reasonable to do

A fridge freezer in the utility sounds a right pain to me.

I'd have the playroom off the kitchen, the utility room off the hall, and the loo in between with jack and Jill doors.

But I'd be using the utility as a laundry/ boot room more than a kitchen add on.

Also I find kids tend not to use a separate playroom too much as they like to be near their parents! If it's straight off the kitchen then they might be happy there while you are using the kitchen. Or you might find you end up hanging out with them in the play room, And a larger room leading on to the garden sounds nicer for you.

But if the play room is more for toy storage, then you could put it at the thin edge of the wedge. And have the utility next to the kitchen.

But....! If you need room for a large fridge freezer, I'd sooner steal the wide end for more kitchen space, have the utility in the middle, and the loo off the hall, and forget about the playroom.

I think fewer larger rooms is better than lots of small rooms.

Hi, yeh it's to create space in the kitchen for a big table. I did used to agree about playrooms but now the DC are older I think they'll actually use it!!
