We've just bought a Victorian terraced house- we're FTBs.
The chimney breast had been knocked out upstairs (though not downstairs, we are planning to do this) and we knew that the remains of the chimney breast in the loft were only supported by one bracket, so planned to put in another.
However, upon stripping off wallpaper upstairs where the chimney breast was, we've discovered a vertical crack from floor to ceiling. Obviously this needs fixing; but should we check the damage in the next door house which shares the adjoining wall? Chances are they won't be aware of it as it will be covered by their chimney breast IYSWIM.
The seller took out indemnity insurance as it was a probate sale and they had no certificates for the work which was previously carried out.
Am I right in thinking that the indemnity insurance will cover any costs incurred by the neighbour's if there is damage on their side as a result of the previous building work? Or do they have to make a claim? And if we begin work before they discover any damage, there will be no cover as no way to prove we didn't cause the damage? Should we point it out to them? If we do, will this count as a claim on their part?
Also, will we need a party wall agreement before carrying out the repair?
So many questions, sorry. This is all new to us! Any advice appreciated.
