Me again! Morning!

We're buying a very neglected house. Needs new roof/drains/electric/plumbing and we'll be adding an extension/loft.

Any top tips, must-dos, must-NOT-dos?

Any invaluable advice that you'd share or wish you'd been given?

When agreeing terms or contracts for major works, include a time frame.
We had a 4 bed Victorian house rewired and it should have taken a couple of weeks tops but took over a month as the boss kept pulling the guy off our job to do other work.
Agree a reasonable time frame, allow a small amount of wiggle room then financial penalties for overrunning

Can't answer most of your questions but we were told to expect a rewire for our 3-bed 30s semi in the SE to come in at between £3k and £4k. Have had quotes for £3k, £3.3k (neither liable for VAT) and £5k + Vat Shock. Funnily enough, we've gone with one of the first two! That's for a full rewire, adding in some extra sockets and USB points as well as a few bits such as extractor fan in bathroom, outside security lights, etc.

Oh, and we've been told by all three to expect it to take up to two weeks - guy we've asked to do it says seven working days if we move out for the first week as they can work faster if they don't have to put everything back each evening.

Just think of it as an obstacle course and take it one step at a time. But don't do what my poor friend did and get it rewired after the lovely new kitchen has gone in.Hmm Decorating is the last thing you get to do!
